HOLD OVER RENT. Should this Lease be terminated, either through a valid notice of dispossession by the LANDLORD, or through order of a court, and should TENANT remain on the PREMISES thereafter, then TENANT shall be liable to pay rent at a rate of double the base rent provided for under this lease, from the date of termination until such time as TENANT vacates the PREMISES, whether TENANT vacates the PREMISES voluntarily or through enforcement of an order for eviction.

HOLD OVER RENT. The rent shall increase to $6000.00 (SIX THOUSAND DOLLARS) per month, on a month to month term, if Tenant holds over after expiration of this Lease.
HOLD OVER RENT. Base Rent, as defined in the relevant Rider (pro- -------------- rated daily), shall continue to accrue with respect to any of the Cars, payable on demand, from the date of termination of the Term for such Cars as set forth in the relevant Rider until the first to occur of (i) Lessor's receipt of written notice in accordance with Section 8.1 of the assembly of all of the Cars (subject to such cars being in the condition required by Section 8.2), and (ii) the thirtieth day from the date of termination of the Term for such Cars. Any Cars which have not been assembled for inspection by Lessor by the thirtieth day following termination of the Term for such Cars shall thereafter accrue rent at a rate equal to 125% of Basic Rent (pro-rated daily), increasing by an additional 25% of Basic rent on each thirty day period thereafter to a maximum of 200% of Basic Rent (pro-rated daily), all such amounts ("Holdover Rent") being payable on demand. With respect to any Car as to which Lessee receives notice of a deficiency pursuant to Section 8.3, Basic Rent (pro-rated daily) shall accrue from the date of such notice until the acceptance of such Car by Lessor pursuant to Section 8.3; provided, -------- however, that if such acceptance does not occur by the twenty-first day ------- following such notice of deficiency, Holdover Rent shall thereafter accrue until such acceptance.

HOLD OVER RENT. If Concessionaire remains in possession of the Designated Premises after expiration or termination of the Agreement Term, such possession by Concessionaire shall be deemed a month-to-month tenancy terminable by either party upon thirty (30) days' written notice to the other party. During any such month-to-month tenancy, Rent shall accrue at the monthly rate of 125 percent of the prior year’s Rent for the same month (i.e., 125 percent of December 2020’s Rent payment used to calculate the holdover month of December 2021, etc.), payable in advance by the tenth day of each month. All other provisions of this Agreement shall apply with respect to any month-to-month tenancy created under this section.

  • Base Rent 3.1 Beginning on the Rent Commencement Date, Tenant shall pay, without prior notice or demand, to Landlord or Landlord’s agent at the management office of the Project, or, at Landlord’s option, at such other place as Landlord may from time to time designate in advance and in writing, (i) by a check for currency which, at the time of payment, is legal tender for private or public debts in the United States of America, or (ii) if so elected by Tenant, by electronic funds transfer to the account of Landlord as provided to Tenant, base rent (“Base Rent”) as set forth in Section 4 of the Summary, payable in equal monthly installments as set forth in Section 4 of the Summary in advance on or before the first day of each and every calendar month during the Lease Term, without any setoff or deduction whatsoever. The Base Rent for the first full month of the Lease Term shall be paid at the time of Tenant’s execution of this Lease. If any Rent payment date (including the Rent Commencement Date) falls on a day of the month other than the first day of such month or if any payment of Rent is for a period which is shorter than one month, the Rent for any fractional month shall accrue on a daily basis for the period from the date such payment is due to the end of such calendar month or to the end of the Lease Term at a rate per day which is equal to 1/365 of the applicable annual Rent. All other payments or adjustments required to be made under the terms of this Lease that require proration on a time basis shall be prorated on the same basis. Base Rent and Additional Rent, as defined below, shall together be denominated “Rent.” Without limiting the foregoing, Tenant’s obligation to pay Rent shall not be discharged or otherwise affected by any law or regulation now or hereafter applicable to the Premises, or any other restriction on Tenant’s use, or (except as expressly provided herein) any casualty or taking, or any failure by Landlord to perform any covenant contained herein, or any other occurrence.
