Renovation Improvements definition

Renovation Improvements with respect to a Loan having a Renovation Component, the renovations, consisting exclusively of furniture, furnishings and equipment and, unless otherwise agreed in writing by Lender, minor labor and structural work to or for the benefit of the Real Property as part of the Renovation Work. For purposes of this paragraph, labor and structural work shall be considered "minor" if the budgeted costs of such labor and work
Renovation Improvements the renovations, consisting exclusively of furniture, furnishings and equipment and, unless otherwise agreed in writing by Lender, minor labor and structural work to be or for the benefit of the Real Property as part of the Renovation Work, all as set forth in the Plans and Specifications and the Renovation Work Contract(s) and as described in the Renovation Budget, which improvements are generally described in the SCHEDULE as the Renovation Improvements. For purposes of this paragraph, labor and structural work shall be considered "minor" if the budgeted costs of labor and work is less than fifteen percent (15%) of the total budgeted "hard" and "soft" costs (excluding interest) of the Renovation Improvements .
Renovation Improvements means, collectively, the following: (a) as to Emeritus at Skylyn Health Care Center, the construction of a 16 bed SNF addition and interior improvements and so that, following the same, Emeritus at Skylyn Health Care Center will have a total of 60 SNF beds for which Borrowers will seek Medicaid and Medicare certification as to all 60 SNF beds; and (b) the conversion of 8 MCF units at Emeritus at Countryside Village to 16 SNF beds at Emeritus at Countryside Health Care Center and interior improvements and so that, following the same, Emeritus at Countryside Health Care Center will have a total 60 SNF beds licensed capacity for which Borrowers will seek Medicaid and Medicare certification as to all 60 SNF beds and Emeritus at Countryside Village will have a total of 75 ILF units and 39 ALF units with Medicaid certification for all 39 ALF units; and (c) other renovations/cosmetic improvements to the remaining Facilities as set forth in a schedule of Renovation Improvements to be approved by Lender as hereafter provided.

Examples of Renovation Improvements in a sentence

  • Once such portions of the Premises are vacated, Landlord shall commence construction of the Renovation Improvements therein as described herein.

  • In no event shall Landlord be liable for consequential damages, such as lost revenues or lost profits, which may result from Landlord's breach of its obligations to complete the Renovation Improvements set forth in the Improvement Agreement.

  • The quantities, character and manner of installation of all of the Renovation Improvements shall be subject to the limitations imposed by any applicable governmental regulations and shall include Landlord's standard Building Finishes as set forth in Exhibit B-1 attached hereto.

  • Landlord, through its architects and engineers, shall furnish drawings and specifications required for the pricing and construction of the Renovation Improvements.

  • At its own expense and in accordance with the schedule outlined below, Tenant shall provide Landlord's architects and engineers with sufficient instructions, as described below, to enable Landlord's architects and engineers to prepare complete plans and specifications for the Renovation Improvements.

  • Certificates for all insurance carried pursuant to this Section 4.2.2.4 shall be delivered to Landlord before the commencement of construction of the Renovation Improvements and before the Contractor’s equipment is moved onto the site.

  • Tenant acknowledges that Landlord's target expenditure, including permits and professional services, for the Renovation Improvements is $20.00 per Rentable Area of the Premises, based upon May, 1992, costs with such target amount to be increased by a factor of 4% compounded annually until such funds are expended.

  • Any items or work beyond the scope of the Renovation Improvements for which Tenant contracts separately (hereinafter "Tenant's Work"), shall be subject to Landlord's and its contractors' policies and schedules and shall be conducted in such a way as not to unreasonably hinder, cause any disharmony with or delay work of improvements in the Building and Tenant shall be allowed early entry access to the Premises in accordance with the terms and conditions of Paragraph 3.C. of the Lease and this Paragraph 5.

  • If the entry by Tenant or its Agents prior to the applicable Renovation Commencement Date causes a delay in completing the construction of the Renovation Improvements, then the Renovation Commencement Date shall be deemed to have occurred on the date the Renovation Improvements would have been completed had there been no such delay caused by Tenant or its Agents.

  • A general contractor shall be retained by Tenant to construct the Renovation Improvements.

Related to Renovation Improvements

  • Tenant Improvements Defined in Exhibit B, if any.

  • Minimum Improvements means devoting the Development Property to its intended Use and construction of approximately a square foot parking facility for use as parking for the Developer as identified and set forth in Exhibit C and constructed in accordance with the Construction Plans submitted to and approved by the Authority. After completion of the Minimum Improvements, the term shall mean the Development Property as improved by the Minimum Improvements.

  • Leasehold Improvements means all leasehold improvements situated in or on the Leased Real Property and owned by Seller.

  • Site Improvements means any construction work on, or improvement to, streets, roads, parking facilities, sidewalks, drainage structures and utilities.

  • Project Improvements means site improvements and facilities that are:

  • Improvements shall have the meaning set forth in the granting clause of the Mortgage.

  • Tenant Improvement Work means the construction of the Tenant Improvements, together with any related work (including demolition) that is necessary to construct the Tenant Improvements.

  • Needs Improvement the Educator’s performance on a standard or overall is below the requirements of a standard or overall, but is not considered to be unsatisfactory at this time. Improvement is necessary and expected.  Unsatisfactory: the Educator’s performance on a standard or overall has not significantly improved following a rating of needs improvement, or the Educator’s performance is consistently below the requirements of a standard or overall and is considered inadequate, or both.

  • Capital Improvements mean the purchase, renovation, rehabilitation, or construction of permanent land, buildings, structures, equipment and furnishings used directly for or in the Project, and any goods or services for the Project that are purchased and capitalized under GAAP, including any organizational costs and research and development costs incurred in Illinois. Capitalized lease costs for land, buildings, structures or equipment shall be included in “Capital Improvements” only if the lease term, including any extensions or options to extend, equals or exceeds the term of this Agreement, and provided that such lease costs are valued at their present value using the corporate interest rate prevailing at the time the Company filed its Application with the Department.

  • Renovation means altering a facility or one or more facility components in any way, including the stripping or removal of RACM from a facility component. Operations in which load-supporting structural members are wrecked or taken out are demolitions.

  • Infrastructure Improvements means a street, road, sidewalk, parking facility, pedestrian mall, alley, bridge, sewer, sewage treatment plant, property designed to reduce, eliminate, or prevent the spread of identified soil or groundwater contamination, drainage system, waterway, waterline, water storage facility, rail line, utility line or pipeline, transit-oriented development, transit-oriented property, or other similar or related structure or improvement, together with necessary easements for the structure or improvement, owned or used by a public agency or functionally connected to similar or supporting property owned or used by a public agency, or designed and dedicated to use by, for the benefit of, or for the protection of the health, welfare, or safety of the public generally, whether or not used by a single business entity, provided that any road, street, or bridge shall be continuously open to public access and that other property shall be located in public easements or rights-of-way and sized to accommodate reasonably foreseeable development of eligible property in adjoining areas. Infrastructure improvements also include 1 or more of the following whether publicly or privately owned or operated or located on public or private property:

  • Improvement Costs means any additional expenditure on a fixed asset that materially increases the capacity of the asset or materially improves its functioning or represents more than 10% of the initial depreciation base of the asset;

  • Private Improvements means the improvements to be constructed on the Property that are not Public Improvements.

  • Licensee Improvements means any improvement, enhancement, modification, derivative work or upgrade to any of Licensor Patent Rights made, conceived, reduced to practice, affixed or otherwise developed by or on behalf of Licensee during the term of this Agreement and solely as exercised under the License.

  • Alterations means all changes, additions, improvements or repairs to, all alterations, reconstructions, renewals, replacements or removals of and all substitutions or replacements for any of the Improvements or Equipment, both interior and exterior, structural and non-structural, and ordinary and extraordinary.

  • Public Improvements means only the following improvements: housing facilities; garbage disposal plants; rubbish disposal plants; incinerators; transportation systems, including plants, works, instrumentalities, and properties used or useful in connection with those systems; sewage disposal systems, including sanitary sewers, combined sanitary and storm sewers, plants, works, instrumentalities, and properties used or useful in connection with the collection, treatment, or disposal of sewage or industrial wastes; storm water systems, including storm sewers, plants, works, instrumentalities, and properties used or useful in connection with the collection, treatment, or disposal of storm water; water supply systems, including plants, works, instrumentalities, and properties used or useful in connection with obtaining a water supply, the treatment of water, or the distribution of water; utility systems for supplying light, heat, or power, including plants, works, instrumentalities, and properties used or useful in connection with those systems; approved cable television systems, approved cable communication systems, or telephone systems, including plants, works,

  • Tenant Work All work installed or furnished to the Premises by Tenant in connection with Tenant’s initial occupancy pursuant to Rider 2 and the Workletter.

  • demolition work means a method to dismantle, wreck, break, pull down or knock down of a structure or part thereof by way of manual labour, machinery, or the use of explosives;

  • Tenant Improvement Allowance in the maximum amount of $200.00 per rentable square foot in the Premises, which is included in the Base Rent set forth in the Lease; and

  • Building Work has the meaning given to it in section 6 of the Building and Construction Industry (Improving Productivity) Act 2016 (Cth);

  • Capital Improvement Project means the acquisition, construction, reconstruction, improvement, planning and equipping of roads and bridges, appurtenances to roads and bridges to enhance the safety of animal-drawn vehicles, pedestrians, and bicycles, wastewater treatment facilities, water supply systems, solid waste disposal facilities, and storm water and sanitary collection, storage and treatment facilities including real property, interests in real property, facilities, and equipment related or incidental to those facilities.

  • Tenant’s Work means all improvements, alterations, fixture, equipment, and signage installation, and furniture placement necessary or appropriate for the conduct of the Permitted Use, including all work described as Tenant’s Work on Exhibit D, attached (the “Work Letter”).
