On the expiration or sooner termination of the Lease Term, Tenant, at its expense, shall remove from the Premises all of Tenant's personal property, trade fixtures, all computer and telecommunications wiring, and all Alterations that Landlord designates by notice to Tenant.
Tenant shall make no Alterations without the prior written consent of Landlord, which consent may be withheld or conditioned in Landlord's sole and absolute discretion.
Tenant's Alterations shall comply with applicable governmental requirements and conform to Landlord's finish quality standards.
