Examples of Alterations in a sentence
If Tenant performs any Alterations that require or give rise to governmentally required changes to the Base Building, then Landlord shall, at Tenant’s expense, make such changes to the Base Building.
If Landlord does not deliver the Landlord Repair Notice within sixty (60) days following the date the casualty becomes known to Landlord, Tenant shall, at its sole cost and expense, repair any injury or damage to the Alterations to and Original Improvements at the Premises and shall return those Alterations and Original Improvements to substantially the condition existing prior to the casualty.
Commercial Property Insurance covering (i) all office furniture, business and trade fixtures, office equipment, personal property, free-standing cabinet work, movable partitions and merchandise and all other items of Tenant’s property at the Premises installed by, for or at the expense of Tenant, and (ii) any improvements which exist at the Building as of the Lease Commencement Date (excluding the Base Building) (the “Original Improvements”), and (iii) all Alterations.
Tenant shall protect, defend, indemnify and hold Landlord harmless from any Losses, including lien claims, in any manner relating to the installation, placement, removal or financing of any such Alterations, fixtures and/or equipment in, on or about the Premises.
Tenant shall construct all Alterations and perform all repairs in a good and workmanlike manner, using new materials or materials in “like new” condition and in substantial accordance with the plans and specifications submitted to and approved by Landlord, and in conformance with Landlord’s construction rules and regulations and all Applicable Laws, and pursuant to a valid building permit (if one is required based on the scope of the Alterations).
