We advise on mortgage products, this means that we will make a recommendation for you after we have assessed your needs. We are not limited in the range of mortgages we will consider for you. We offer mortgages in the non-business and business markets and first charge and second charge loans, in both markets (for second charge loans, we will introduce you to a specialist broker who will source the most appropriate loan for your circumstances).

MORTGAGE ADVICE. Our mortgage services are designed to provide you with the best mortgage solution for your needs. We advise on mortgage products, this means that we will make a recommendation for you after we have assessed your needs. We are not limited in the range of mortgages we will consider for you. You pay for our mortgage services by a combination of fee and commission from the mortgage lender. Our charges/fees will be VAT exempt unless the work we provide for you only involves advice and/or preparing a report, in which case VAT may be applicable. We will always tell you if you have to pay VAT before we undertake any work for you.

We advise on a comprehensive range of first charge mortgages from across the market, but not deals that you can only obtain by going direct to a lender. If there is a particular mortgage product that you are aware of which is available directly from a lender that you wish us to review and comment on, we are happy to do so. We may charge you a fee for providing advice in relation to this but would agree this with you at the time. If you require advice on a second charge mortgage this business, with your consent would be referred to a third party to provide full advice on the individual product selected.

We offer mortgages in the non-business and business markets and first charge and second charge loans in both markets. Alternative finance options You should note that where we provide services in relation to increased borrowing on an existing mortgaged property there may be alternative options available to you that may be more appropriate. For example, you may be able to obtain a further advance from your existing lender, or obtain an unsecured loan for the additional funds. Where your existing mortgage is a first charge against the property, a second charge mortgage may be available and where the existing mortgage is a second charge a first charge loan may be available. If you are looking to take out a retirement interest only mortgage, a lifetime mortgage may be available and more appropriate for you.

MORTGAGE ADVICE. Our Mortgage advice and services usually incur a broker fee of £995 as detailed in our Initial Disclosure Document. Where applicable this fee is payable on completion of your Mortgage. This fee is usually payable through your solicitors and you will be required to sign a fee agreement to show that you are aware of our charges. On completion of your Mortgage, the Solicitor instructed to deal with your case will usually ensure that our broker fee is paid to us. We may also be paid commission from the Lender and details of this are set out in the Key Features Illustration which provides full details of the product selected.
MORTGAGE ADVICE. In accordance with the regulatory requirements, for providing mortgage advice there is; • A fee of £199 is payable at the outset. • Additional fees apply for complex cases such as adverse credit history, high loan to value or unusual properties and are agreed at outset. • We will also be paid commission from the lender. • Early in the mortgage advice process we will ask you to provide the documents that we expect prospective lenders will ask for. This will help us to ensure the smoothest application process possible and to agree the appropriate fee with you. Refund of fees • If we charge you a fee, and your mortgage does not go ahead, you will not receive a refund of your fee. • We may introduce you to another mortgage adviser and receive a share of their fee or commission which we would also disclose to you. The Cost of our Service continued… GENERAL INSURANCE • For general insurance we may charge an agreed fee for our time or receive commission from the insurance provider. • We may also receive commission or other form of benefit from working with the issuer of a security, a product provider or from another intermediary. We will inform you before the transaction if we are likely to receive such commission or form of benefit from recommending any product to you or effecting an introduction where the service and / or the advice is provided by the other provider. • In respect of any regular premium policy which we may recommend, should you subsequently cease to pay premiums on the policy and as a result of your cancellation we are obliged to refund product charges or other commission that has been paid to us we reserve the right to charge you a fee representing the amount we have to repay, for a period of up to four years after commencement of the policy. We will not charge such fee if you exercise your right to cancel in accordance with the cancellation notice sent to you by the product provider. • We may introduce you to another Broker and receive a share of their fee or commission which we would disclose to you.
