Construction Work Package and Work Phasing Analysis. With respect to its overall review of the Program, the Contractor shall also provide recommendations and input regarding the scope of the anticipated Construction Work Packages and the Phasing of the Work for consideration by the Authority. The Contractor shall make written recommendations to the COTR with respect to phasing and subdividing the Work in such a manner that will permit the Contractor to complete the Program within the established Construction Estimated Range and on schedule. The Contractor shall take into consideration such factors as natural and practical lines of severability, sequencing effectiveness, access, availability constraints, total time for completion, construction market conditions, availability of labor and materials, subcontract packages, community relations and any other factors pertinent to saving cost and time through construction planning and effective allocation of resources. The evaluation shall include recommendations for options to fast track the Work, or certain parts thereof, to achieve early completion. The Contractor shall take such measures as are appropriate to provide that all construction requirements are covered and that the separate construction subcontracts will be without duplication or overlap, and sequenced to maintain completion of all Work on schedule. Phasing and subdivision of the Work approved by the Authority during the Pre-Construction Services will be incorporated as requirements for the Construction Work Packages. Attention shall be given so that each subcontract clearly identifies the scope of Work, the schedule for start and completion, and its relationship to other subcontracts. The Authority will provide direction to the Contractor and the Project Team regarding the scope of the anticipated Construction Work Packages and the phasing of the Work.

  • Design Development Phase Services 3.3.1 Based on the Owner’s approval of the Schematic Design Documents, and on the Owner’s authorization of any adjustments in the Project requirements and the budget for the Cost of the Work, the Architect shall prepare Design Development Documents for the Owner’s approval. The Design Development Documents shall illustrate and describe the development of the approved Schematic Design Documents and shall consist of drawings and other documents including plans, sections, elevations, typical construction details, and diagrammatic layouts of building systems to fix and describe the size and character of the Project as to architectural, structural, mechanical and electrical systems, and other appropriate elements. The Design Development Documents shall also include outline specifications that identify major materials and systems and establish, in general, their quality levels.

  • Construction Phase Fee Contractor’s Construction Phase Fee is the maximum amount payable to Contractor for any cost or profit expectation incurred in the performance of the Work that is not specifically identified as being eligible for reimbursement by Owner elsewhere in this Agreement. References in the UGSC to Contractor’s “overhead” and “profit” mean Contractor’s Construction Phase Fee. The Construction Phase Fee includes, but is not limited to, the following items:

  • Detailed Scope of Work The complete description of services to be provided by the Contractor under an individual Job Order. Developed by the Contractor, after the Joint Scope Meeting and submitted for approval to the County Project Manager.

  • Standard Work Week The standard work week shall be thirty-five (35) hours and is composed of five (5) consecutive standard work days.

  • Project Scope The physical scope of the Project shall be limited to only those capital improvements as described in Appendix A of this Agreement. In the event that circumstances require a change in such physical scope, the change must be approved by the District Committee, recorded in the District Committee's official meeting minutes, and provided to the OPWC Director for the execution of an amendment to this Agreement.
