Tenant shall pay Additional Rent on any Occupiable Mezzanine Space at the rate of ten cents ($0.10) per Rentable Square Foot during the initial Thirty-Six (36) Months of the Lease Term, and at the rate of sixteen cents ($0.16) per Rentable Square Foot for the balance of the initial Lease Term.
Tenant may, at any time during the initial Lease Term, in its discretion, declare all or any portion of the unimproved Mezzanine Space "Occupiable" for storage or other uses permitted under applicable codes.
