Floor Space. The Floor Space Charge includes reasonable charges for lighting, HVAC, and other allocated expenses associated with maintenance of the Premises but does not recover any power-related costs incurred by BellSouth. When the Collocation Space is enclosed, WebShoppe shall pay floor space charges based upon the number of square feet so enclosed. When the Collocation Space is not enclosed, WebShoppe shall pay floor space charges based upon the following floor space calculation: [(depth of the equipment lineup in which the rack is placed) + (0.5 x maintenance aisle depth) + (0.5 x wiring aisle depth)] X (width of rack and spacers). For purposes of this calculation, the depth of the equipment lineup shall consider the footprint of equipment racks plus any equipment overhang. BellSouth will assign unenclosed Collocation Space in conventional equipment rack lineups where feasible. In the event WebShoppe’s collocated equipment requires special cable racking, isolated grounding or other treatment which prevents placement within conventional equipment rack lineups, WebShoppe shall be required to request an amount of floor space sufficient to accommodate the total equipment arrangement. Floor space charges begin on the Space Ready Date , or on the date WebShoppe first occupies the Collocation Space, whichever is sooner.

When the Collocation Space is enclosed by walls or other divider, Computer Business Sciences shall pay floor space charges based upon the number of square feet so enclosed. When the Collocation Space is not enclosed, Computer Business Sciences shall pay floor space charges based upon the number of square feet contained in a shadow print of Computer Business Sciences’ equipment racks and POT bay, plus a factor of 2.50 multiplied by the shadow print, which represents Computer Business Sciences’ share of wiring and provisioning aisle space for provisioning and maintenance activities. Floor space charges are due beginning with the date on which BellSouth releases the Collocation Space for occupancy or on the date Computer Business Sciences first occupies the Collocation Space, whichever is sooner.
Floor Space. Any reference to Floor Space of a demised premises shall mean the floor area stated in square feet bounded by the exterior faces of the exterior walls, or by the exterior or Common Areas face of any wall between the premises in question and any portion of the Common Areas, or by the center line of any wall between the premises in question and space leased or available to be leased to a tenant or occupant, plus a pro rata portion of the floor area of the Common Areas in the Building; and any reference to Floor Space of the Building shall mean the aggregate Floor Space of the demised premises leased or which Landlord has available to be leased in the Building. There will be no reduction of Floor Space measurements for setbacks for store fronts or service entrances, and Floor Space of any premises with a setback for a store front shall be measured to the line of such premises as if such premises had no setback. Any reference to the Floor Space is intended to refer to the Floor Space of the entire area in question irrespective of the Person(s) who may be the owner(s) of all or any part thereof.
Floor Space. Lessee shall maintain its rights to elect expansion into the 5th Floor ROFO Space on the terms and conditions set forth in Section 13 of the Fifth Lease Amendment through the Term as defined herein, with Market Rent for the ROFO Space to be determined as provided in Section 10, below. The Lessor’s proposed “term” for the 5th Floor ROFO Space shall not exceed five (5) years, unless a longer “term” therefor is requested by Lessee and agreed by Lessor.
Floor Space. 71.1 Landlord hereby leases to Tenant, and Tenant hereby hires and takes from Landlord, approximately 1,829 rentable square feet on the first floor of the Centerpointe II Building, as more fully described on the floor plan annexed to this Amendment as Exhibit Al which shall herein be defined as the "First Floor Space." All of the terms and conditions of the Lease applicable to the Premises shall apply to such First Floor Space, except as set forth below in this Article.
Floor Space. Certain hardware such as the Telikom Lease Line CircuitsNTU’s (Network Terminal Units), Pix Firewall and content engine, plus and a number of routers and switches will need to be relocated to the Datec computer room. The computer room and the Datec building have been purposely built with a full disaster recovery management system in place with triple redundancies. The space that this equipment will occupy is based on the industry standards set for such equipment when placed in a computer room environment.

When walls or other divider encloses the Collocation Space, KMC shall pay floor space charges based upon the number of square feet so enclosed. Floor space charges are due beginning with the date on which ALLTEL releases the Collocation Space for occupancy or on the date KMC first occupies the Collocation Space, whichever is sooner.
Floor Space. Subject to the limitations set forth in Section 1.1 above, TMaG shall pay for the cost of any required build-out of the Facility, including the expansion of the retail floor space from its current size of approximately 3,500 square feet to approximately 7,500 square feet, resulting in a corresponding reduction of common area space. The expanded retail space will display merchandise in accordance with Section 4.5 below.

With respect to the Shopping Center, Floor Space shall include all (and only such) floor area of premises in the Shopping Center demised to retail or commercial tenants or available for retail or commercial tenancy, as subject to change from time to time, and shall not include any kiosks, other non-permanent facilities or office facilities.
Floor Space. In consideration of Banner Central Finance acquiring consumer finance receivables and providing inventory financing, Banner's Central Electric shall provide Banner Central Finance at no charge, such amount of space at Central Stores as Banner Central Finance may from time to time reasonably request.
