Principal Components of the Project. The Project to be undertaken by the Company consists of the construction of: (i) the mixed-use commercial, recreational and residential project described in the SEQRA Findings Statement as "River Park Center" on the River Park Center Site; (ii) the mixed-use commercial project described in the SEQRA Findings Statement as "Xxxxxx Center" on the Xxxxxx Center Site; and (iii) the construction of the predominantly residential project described in the SEQRA Findings Statement as "Palisades Point" on the Palisades Point Site. As envisioned in the XXXX, the dealership’s new showroom with a high ground floor ceiling and display windows will be constructed adjacent to the sidewalk along Santa Xxxxxx Boulevard.
Principal Components of the Project. The Project consists of the following principal components, as well as the other components delineated in the Project Plans, all of which are hereby approved by the City subject to the other provisions of this Agreement: The conversion of approximately 50,000 square feet of existing entitled but vacant retail space on the 3rd level of the Bloomingdale’s building located on the Property into a multi-screen movie theater complex with up to thirteen (13) screens, up to 1500 seats (including stadium style seating), related ticketing, lobby and concession space (collectively, the “Theater”). No additional floor area will be added. The Project may also include bar/café/retail space and/or a lounge area (“Lounge Area”), each with food and beverage service, including alcoholic beverages. Figure 11B of the Project Plans illustrates the conceptual layout of the Project with the Lounge Area. Alternatively, the Lounge Area could be used for additional Theater space or Theater concession areas, depending upon the needs of the Theater Operator. Figure 11A of the Project Plans illustrates the conceptual layout of the Project without the Lounge Area. To accommodate the Theater, the existing roof of the Bloomingdale’s building will be raised by up to approximately 36 feet, from a current height of 48 feet, to up to approximately 84 feet above existing grade. Subject to certain conditions set forth in Section B of Exhibit “D”, the Project may include two (2) rooftop satellite dish antennas, which may both receive (i.e., downlink) and transmit (i.e., uplink) and which may exceed the height of the roof by an additional six (6) feet.

Principal Components of the Project. The Project consists of the removal of an existing parking lot and the construction of a 64,105 square-foot, three-story building consisting of 54,489 square feet of production/post-production studio space and 9,619 square feet of ancillary office space. Parking for the Project will be provided in a two-level, 378-space Subterranean Garage and a 55-space surface parking area for employees and visitors of the Project and the existing Lantana Center. Access will be provided to the Project from two driveways on Olympic Boulevard as shown on the Project Plans.

A minimum of 520 parking spaces will be provided in a one to two-level Subterranean Garage and surface parking area located behind the building and adjacent to the MTA right-of-way for employees and visitors of the Project and the existing IMAX building. Access will be provided to Lantana South by two driveways on Exposition as shown on the Project Plans.‌
