HVAC CRITERIA. The base HVAC equipment shall meet the following performance criteria with respect to the Premises: Summer: 76 (+/-2) degrees F. dB when outside conditions do not exceed 91 degrees F. dB and when wattage for lighting & power does not exceed 5 xxxxx/useable square foot, and one person/100 useable square feet. Winter: 70 (+/-2) degrees F. dB when outside temperature does not fall below 11 degrees F. dB. In order to achieve the above stated indoor design conditions, the Landlord shall deliver to the floor through the Building’s supply air shafts at the shaft taps for the Interior Systems conditioned air at 60 degrees F. * and 20,125 CFMs. * when outside air conditions do not exceed 91 degrees F. db and when wattage for lighting and power does not exceed 5.0 Xxxxx/useable square feet and one person per 100 useable square feet.

HVAC CRITERIA. In the event that Tenant elects to reuse all or a portion of any existing HVAC system(s), Tenant shall indicate same on Tenant’s drawings for Landlord’s review. In the event Landlord permits Tenant to reuse said systems, Tenant shall employ a qualified contractor to verify, by written confirmation to Landlord, that such HVAC system(s) is fully operable and in conformance with Landlord’s design criteria as provided in Landlord’s drawings (said written confirmation shall include, but not be limited to, an air balance report completed by an AABC certified air balance contractor and shall indicate, at a minimum, any discrepancies between design quantities and tested quantities). If any portion of Tenant’s HVAC system(s) is not fully operable or does not conform to Landlord’s design criteria, Tenant shall, at Tenant’s expense, have its contractor repair or replace same to comply therewith and thereafter provide Landlord with written confirmation thereof.
HVAC CRITERIA. Re-Use of Existing Systems In the event existing equipment or systems are to be re-used, Tenant shall engage factory or warranty specified start up and testing procedures. For RO or wet process systems a pressure integrity test with water shall be required, at a minimum, to ensure system alteration and condition quality, and all testing documentation shall be transmitted to Landlord for record. • Design Criteria for HVAC Distribution Equipment must be sized to adequately maintain a cooling temperature within the Tenant areas of an inside condition of 78°F, dry bulb at 50% relative humidity; with outside condition of 91°F dry bulb and 74°F wet bulb (Mass. State Energy Code). • HVAC by Code All heating, ventilation and air conditioning systems must be designed and installed in conformance with applicable building codes and zoning. Tenant’s HVAC contractors will not be allowed to prepare working drawings unless they are licensed professional engineers in the Commonwealth of Massachusetts. • Smoke Detection/Control Tenant air conditioning units must have duct smoke detector and smoke dampers per Massachusetts State Building Code, NFPA 90A and as required by the Cambridge Fire Department. • Tenant Exhaust Systems Tenant exhaust shall be designed to operate at minimum flow needed to safely occupy (not operational) the tenant space in the event of a loss of: supply air, heating, or cooling. The system should be designed to ensure the building does not freeze or overheat in the event of a loss of supply air. Tenant must be responsible for providing its own complete design and installation of exhaust system distribution and control within the premises.

  • Design Criteria The Engineer shall develop the roadway design criteria based on the controlling factors specified by the State (i.e. 4R, 3R, 2R, or special facilities), by use of the funding categories, design speed, functional classification, roadway class and any other set criteria as set forth in PS&E Preparation Manual, Roadway Design Manual, Bridge Design Manual, Hydraulic Design Manual, and other deemed necessary State approved manuals.
