Building Inspections. Manager will conduct complete inspections of the Properties and the surrounding common areas and all of their mechanical facilities as is prudent to determine that the same are in good order and repair, but no less frequently than once per calendar quarter during the term of this Agreement; provided, however, that any Properties subject to triple-net Leases need only be inspected semi-annually.
Building Inspections. Lessee shall perform two (2) building inspections at Millburn Elementary School and two (2) building inspections at Millburn Middle School on every Saturday and Sunday, and certain holidays as designated by Lessor, during the term of this Lease, or any extension thereof. Lessor shall provide Lessee with a schedule of holidays on which the building inspections shall be performed. The building inspections shall consist of one morning inspection (“Morning Inspection”) and one afternoon inspection (“Afternoon Inspection”) (collectively the “Building Inspections”) at each school. The first Morning Inspection shall be completed in such a manner that the alarms are deactivated by 8:00 a.m. at each school. The second Morning Inspection shall commence immediately after the completion of the first Morning Inspection. The first Afternoon Inspection shall commence at 5:00 p.m. The second Afternoon Inspection shall commence immediately after the completion of the first Afternoon Inspection. During the Building Inspections, Lessee shall check all doors providing egress and ingress in and out of the buildings to ensure that they are locked, and lock any unsecured door(s). Lessee shall also check all of the windows in the buildings to ensure they are properly locked, and lock any unsecured window(s). Lessee shall also inspect the buildings to ascertain if there is any vandalism or other damage to the building. Lessee shall also inspect the mechanical systems of the building, including, but not limited to, the heating system, the ventilating system, the air conditioning system, and the plumbing system, to ensure that they are functioning properly. Before entering any building, the Lessee shall disarm the building alarm system, and, upon exiting any building, the Lessee shall arm the building alarm system. In the event Xxxxxx discovers any property damage at a building or that any mechanical system is not operating correctly, Xxxxxx shall immediately contact the appropriate building administrator as designated by Lessor. If Xxxxxx is unable to contact the appropriate administrator and the situation is an emergency, the Lessee shall take such actions as are reasonably necessary to remediate the emergency.
Building Inspections. X. XXXX supports the City who shall expedite building inspection services presently available in the Coastal Area to ensure that additions to structures, new structures, and reconstructions on properties within the City’s jurisdiction are built according to relevant building codes, and local codes. Building inspections of projects within the Coastal Area involving wetlands fill or dredging, commercial developments, residential developments and subdivisions of property which are or will be greater than five (5) acres in size, the construction of bulkheads or other similar erosion control structures and projects impacting state water bottoms (including piers, boathouses and similar structures) shall be conducted to ensure that all structures are permitted or otherwise approved by the Department and/or that they are otherwise constructed consistent with the permit and/or other authorization issued by the Department.
Building Inspections. 5.2.1 All inspections shall be in conformance with the State adopted Building, Electrical, Mechanical, and Plumbing Codes and the DFCM’s specifications as contained in the construction documents.
Building Inspections. Building Inspections shall be performed during regular working hours on a regular basis, but not less than every sixty (60) days. If deficiencies in job performance are noted, the lead custodian and/or building principal or his/her designee will also participate in the inspection. Building Inspections. Two (2) hours shall be allowed a Head Custodian for inspecting three (3) buildings on Central Campus, to be offered on a seniority rotating basis between those buildings. One hour (1) shall be allowed the Head Custodian within that building for inspecting each of the buildings, at Brimfield and Suffield.
Building Inspections. The EMPLOYER shall have a qualified third party inspect the facilities and certify proper ventilation and other safety components are adequate. The EMPLOYER shall provide a copy of the report to the FEDERATION.
