FOUR HOUR SERVICE. The rates referred to in this Schedule "C" are based upon rates promulgated by the utility company during the month prior to the "Term Commencement Date." All of the rates, fuel and adjustment costs, state and local government taxes, and all other component parts of the utility company charges referred to in this Schedule "C" are subject to increase to reflect changes in rate or classification or other component parts of the xxxx employed by the utility company providing services to the Building. Tenant agrees to pay such increase in utility company charges. Landlord shall give due notice to Tenant of any such increase or change in charge. Tenant shall not be or become entitled to a reduction in rent, additional rent or to other reimbursement in the event it uses less energy than is contemplated by this Schedule "C".
FOUR HOUR SERVICE. Any energy consumed in the Demised Premises for electric equipment requiring twenty-four (24) hour service shall be charged to Tenant on the basis of the metered kilowatt hours (“KWH”) consumed by such equipment (as measured by the Building energy management system) at Landlord’s cost per KWH, plus $.015 per KWH for equipment maintenance and life cycle cost. Such charges for TWENTY-FOUR HOUR SERVICE shall not apply with respect to energy consumed during periods of NORMAL SERVICE or periods for which Tenant requests OVERTIME SERVICE through the Building’s energy management system. In the event that Tenant does not use such equipment related energy, Tenant shall not be charged the amounts set forth in this paragraph 3(C). These amounts shall be payable to Landlord, as Additional Rent, within thirty (30) days after Landlord shall xxxx Tenant therefor.
FOUR HOUR SERVICE. All of the electric outlets in the Premises shall be operative twenty-four hours per day, seven days per week at no additional charge to Tenant provided such use does not exceed TENANT'S ALLOWABLE USE. Any such use which exceeds TENANT'S ALLOWABLE USE shall be deemed EXCESS SERVICE. These amounts shall be billed at least once every three months and shall be payable during the month in which billed as additional rent.
