First Expansion Premises definition

First Expansion Premises and together with the Original Premises, the “Existing Premises”);
First Expansion Premises means approximately 16,823 rentable square feet of office space (such space shall be included in the definition of Office Space in the Existing Lease), and approximately 3,279 rentable square feet of research and development space, for a total of 20,102 rentable square feet. The office space portion of the First Expansion Premises is shown on the plan attached hereto as Exhibit A as “Vapotherm 1st Expansion est. 7,735 SF” and

More Definitions of First Expansion Premises

First Expansion Premises. Prior to the earlier of October 1, 2000 and the date Tenant takes occupancy of the First Expansion Premises, Landlord shall, at its cost (which cost shall not constitute an Operating Cost payable as Additional Rent by the Tenant): (i) demolish and remove the following items from the First Expansion Premises: existing ceiling grid; ceiling tiles; lights; HVAC diffusers and duct work; carpet and base; and those certain walls identified on the demolition plan attached hereto as Exhibit B; (ii) install: new ceiling grid; HVAC diffusers and duct work; and sprinklers; and (iii) provide new ceiling tiles and lights (stacked on the floor) of the type specified in Exhibit A. The demolition and construction of the First Expansion Premises shall be performed by Xxxx Companies, or another construction company mutually agreed upon by Landlord and Tenant. Such construction company shall have access to the First Expansion Premises to complete the foregoing work prior to the required delivery date. In addition to the foregoing costs to be assumed by the Landlord, Landlord shall provide Tenant with an allowance of $80,000 for completing Leasehold Improvements to the First Expansion Premises. Such allowance shall be paid on or before the date falling thirty (30) days after Tenant takes occupancy of the First Expansion Premises. Any unused portion of such allowance may be used, at Tenant's discretion, for improvements elsewhere in the Building or be applied to the Leasehold Improvements for the Second Expansion Premises.
First Expansion Premises shall have the meaning given that term in subparagraph 3(b) of Schedule "C";
First Expansion Premises means those certain premises shown on the drawings attached hereto as Exhibit A, located within the Building. The First Expansion Premises contain approximately 34,057 square feet of Rentable Area. "Second Expansion Premises" shall mean those certain premises shown on the drawings attached hereto as Exhibit A, located within the Building. The Second Expansion Premises contain approximately 24,997 square feet of Rentable Area.
First Expansion Premises means 2,751 rentable square feet of space (Suite 2150) on the twenty-first (21st) floor of the Building, as shown on the attached Exhibit 1.
First Expansion Premises. Section 2.5
First Expansion Premises shall be defined as the ground floor of Ferry II Building consisting of approximately 22,910 square feet of Rentable Area, plus, the adjacent space consisting of approximately 1,140 square feet for an outdoor patio in the area identified on Exhibit “C” (the “Patio Area”). Lessee’s use of the Patio Area shall be subject to those provisions set forth in Exhibit “B” attached hereto.
