UTILITIES AND OUTGOINGS. 10.1 Unless the Rent is stated in clause 1 to include any of the following utilities and outgoings, the Tenant shall pay all charges for gas, electricity, water and sewerage services, telephone, cable or satellite television (if the Property has these) used by the Tenant at the Property and the Common Parts.
