Park. An office park consisting of the Project, together with the existing buildings known as CenterPointe I, II, III and IV, as identified on Exhibit B.
Park. The Property is located in and is part of Landlord's development commonly known as Tri-Center South (the "Park"). A site plan of the Park is attached hereto as Exhibit F.
Park. Section 2.1 Inclusion of Park Property in Park. Pursuant to Section 4-1-170 of the Code, the City hereby consents to the creation of the Park and inclusion of the City Park Property, as the same may be now or in the future included within the municipal boundaries of the City, in the Park as of the Effective Date. The Park may be expanded to include additional property, subject to the prior written consent of the Developer, such consent not to be unreasonably withheld, only by ordinances of the City (regardless of whether such additional property is located within the City), County and Partner County approving a revised description of the Park Property to be attached hereto as Exhibit B, unless otherwise limited by the Fee Agreement. Notwithstanding the foregoing the County and the Partner County have authorized the expansion of the Park by ordinance to include the additional property identified on Exhibit E, and the City has consented to the same, and the City and the County agree that such properties shall be added to Exhibit B upon request by the Developer without the requirement of any further action by the governing bodies of the City, the County, or the Partner County. Upon such request by the Developer, the Developer, at the Developer’s sole cost and expense, shall deliver an appropriately revised Exhibit B to this Agreement, in form reasonably acceptable to the City and the County. Property may be removed from the Park, subject to the prior written consent of the Developer, only by ordinance of the County, of the City and of the Partner County approving a revised description of the Park Property to be attached hereto as Exhibit B. Notwithstanding the foregoing, portions of the property initially included on Exhibit B as of the date hereof, may be removed from the Park upon the request of the Developer without the requirement of ordinances of the County, of the City or of the Partner County approving a revised description of the Park Property so long as such removal of Park property is completed upon the earlier of the issuance of the SSRBs and/or MID Bonds or October 31, 2020, or after such date as all SSRBs, MID Bonds, or Refunding Bonds have been redeemed in full, defeased, or otherwise paid in full.. Park. The project in which the Premises and Building are located (and which includes the Premises and Building) is commonly known as Oregon Business Park III (the "Park"), as more particularly described in Exhibit A attached hereto and incorporated herein.
Park. The project in which the Premises and Building are located (and which includes the Premises and Building) is commonly known as Columbia Tech Center (the “Park”), as shown on Exhibit A. The Park is subject to those certain Covenants, Conditions and Restrictions for Columbia Tech Center more particularly described in Paragraph 1.13 below.

Park. 34.1. Conveyance to Landlord and Release from this Lease after Completion. Tenant shall construct or otherwise provide for parks on two parcels of real property (together, the "Park Property") consisting of an approximately 7.2 acre site (including an approximately 1.0 acre water booster station site ) and an approximately 13.7 acre site, respectively, the general location of which is shown on Exhibit B and which are labeled the Active Park and 13.7 acre park, which locations shall not be changed in any material respect without the prior written consent of Landlord and any Leasehold Mortgagee. In total, there will be approximately 37 acres devoted to recreational, community, open space, park, access or similar use within the Premises. Tenant shall cause Construction of the 13.7 acre portion of the Park Property to be commenced on the earlier of the issuance of the building permit for the first unit of residential development on the Property or, no later than 7 years from the Commencement Date, with Substantial Completion thereof to occur no later than one (1) year from the date of commencement of construction of said portion of the Park Property. Tenant shall also construct a community center structure (the “Community Center”) of approximately 10,000 square feet or approximately the size of the existing Gwen Margolis Community Center (under air), whichever is the greater. This Community Center shall be comprised of a modern meeting and social center with kitchen, restrooms, meeting and social space, with amenities that are consistent with a modern meeting and social center, to be owned and maintained by Tenant. Landlord will have free use of the facility at least three (3) times a month. Construction of said Community Center shall commence at the time that a building permit is issued for the 500th residential unit and be completed within one (1) year of commencement. In addition, within sixty (60) days of the date of the Commencement Dade, Tenant shall pay to Landlord the sum of fifty thousand ($50,000.00) to be used solely for improvements to the Gwen Margolis Community Center. As part of the Initial Development, Tenant will cause the 13.7 acre portion of the Park Property to be graded, leveled, sodded and maintained as green space.
