On-Site Management. Not less than [number longhand~] ([number~]) responsible managerial person(s) of the Owner will be available not less than 24 hours per day, seven days per week. [Longhand Number of Manager Units~] ([#~]) rent-free or rent-discounted Unit(s) may be provided for the on-site manager(s), with a maximum of one Unit per manager. Such personnel will in every instance be in the Owner’s employ. Compensation for the services of such employees (as evidenced by certified payroll(s)) will normally be considered an operating expense of the Project, unless further restricted in the Management Agreement or disapproved or otherwise limited by OHCS.
On-Site Management. Provide approximately, but not limited to, 15 hours per week of on-site management at the pool.
On-Site Management. 1. Tenant shall employ and designate to County a competent manager (“Tenant Manager”) who shall be responsible for the day-to-day operation and maintenance, cleanliness, and general order of the Premises. Tenant Manager shall be vested with the authority of Tenant with respect to the supervision over the operation and maintenance of the Premises, including the authority to enforce compliance by Tenant’s agents, employees, subtenants, concessionaires, or licensees with the terms and conditions of this Lease and any and all rules and regulations adopted hereunder. Tenant shall notify County in writing of the name of the manager currently so employed, as well as successor managers, in the manner as provided in the Clause 62 (NOTICES) below.
On-Site Management. The Port Orange City Forester and the County of Volusia Land Manager shall be designated to oversee Lease activities on-site. The revenue shall be paid to the County of Volusia and to the City of Port Orange based on the total acreage of the wholly owned and jointly owned lands held by the respective Managing Agencies.
On-Site Management. A representative of the Lessor shall be present during all leased events. In the event of a problem with the leased premises during an event, Lessee shall locate Xxxxxx’s representative to notify him or her of the problem so corrective action may be taken.
On-Site Management. Contractor shall provide on-site management and superintendence during all working hours.
On-Site Management. The Contractor shall at all times retain an experienced manager fully authorized to represent and act for it in all matters pertaining to the operation of the Concession. At times when such manager is not present at the Airport, the Contractor shall assign, or cause to be assigned, a qualified subordinate at the Airport to act for such manager and be in charge of all locations, services and facilities. A reference copy of the Contract shall be kept in the Contractor's local office for the benefit of the local manager.
On-Site Management. At all times, Concessionaire shall retain at the Concession Space a well-trained, experienced manager of a high quality restaurant or food and beverage service facility. Such manager shall be fully authorized to represent and act for Concessionaire in the operation of the concession and to accept service of all notices provided for herein, provided such notice is simultaneously delivered to Concessionaire in accordance with §14.15. At times when this manager is not present at the Airport, Concessionaire shall assign or cause to be assigned a qualified subordinate to be in charge of the Concession Space, services, and facilities. Such qualified subordinate shall be available at the Concession Space to act for such manager.
On-Site Management. Properties of all size shall be assigned an on-site manager or assistant, as well as an area manager, to assist with the day to day site duties at the property. Compensation for site management shall be at current market standards as determined by Agent, and shall be deemed a normal operating expense of the Property. Market costs for site management are $40.00 per apartment. Estimated cost for site manager / assistant is $ . Properties of 60 units or greater shall require full time on site management, with compensation at current market standards. All employee xxxxxxxx of at least quarter time (10 hours per week) shall include payroll taxes and fees. In the absence of a compensated live-in site manager / assistant, Area Manager or area manager’s assistant shall oversee site duties and be compensated at market rate, such expense to be deemed a normal operating expense of the Property. Property shall not Valley Income Properties | xxx.xxxxxxxxxxxx.xxx 2 be charged for both an on-site manager and an area manager; only one shall be expensed to the property as determined by “Agent”.
On-Site Management. Each subtenant must cause one or more of its principal owners and/or management employees to spend a significant amount of time on-site focused on the operation of such subtenant’s business. Such subtenant representative may not be an employee of Concessionaire.
