Lessee Responsibility. (a) The Lessee shall, at all times during the Term, (i) remain solely responsible for compliance with the Part 139 Airport Operating Certificate and (ii) be the sole holder of the Part 139 Airport Certification Manual.

Lessee Responsibility. Lessee shall be responsible, at Lessee's sole cost, for obtaining, using and paying for all utility services to the Leased Land for Lessee's use including, without limitation, electricity, electricity for proper antenna operations including required FAA obstruction lighting, elevator, platform tenants, electricity for the building common areas both inside and outside, including general lighting and receptacles air conditioning, heat, water, sewer, telephone, waste disposal and gas (collectively referred to herein as "Utilities").

Lessee Responsibility. Xxxxxx agrees to cooperate with Xxxxxx and to (a) execute and deliver such documents and assurances as are necessary to give effect to any Transfer to and appointment of any successor Owner Trustee, (b) continue to name each Person who was an Indemnitee prior to the Transfer or appointment of a successor Owner Trustee as additional insured under the aviation and airline general third party liability insurance referred to in Section 18 (Insurances) and Schedule 4 (Insurance Requirements) for a period of two (2) years after such Transfer or appointment of a successor Owner Trustee, and (c) take such further action as Lessor may reasonably request to establish or protect the rights and remedies created or intended to be created in favor of any Permitted Assignee in connection with any Transfer. Lessee shall, at the cost and expense of Xxxxxx, arrange for the reissuance of the Certificates of Insurance and broker's letter of undertaking required by Section 18 to reflect any such Transfer or appointment of a successor Owner Trustee.
Lessee Responsibility. Without any deduction or offset whatsoever, Lessee shall be liable for, and shall pay prior to delinquency, all taxes, license and excise fees and occupation taxes covering Lessee’s business conducted on the Premises and all personal property taxes and other impositions levied with respect to Lessee’s personal property located at the Premises; Lessee shall be responsible for, and shall pay prior to delinquency, all fees, charges, or costs, for any governmental inspections or examinations relating to Lessee’s use and occupancy of the Premises, and pay all taxes on the leasehold interest created by this Lease (e.g., leasehold excise taxes).

Lessee shall not bring nor permit any person to bring into said building or premises any animals, unless a service animal or animal specific to the show, without the consent of the Director and shall not place nor put up any decorations without the consent of the Director. Lessor reserves the right at any time to require Lessee to remove from the premises any animals, furniture, fixtures, wiring, exhibits, or other things placed therein without the consent of Lessor.
