Baseline Documentation. The conservation values, various use areas and the current use, size, location and condition of improvements of the Property are described in a Baseline Documentation Report (the Report ). Grantor and Grantee have copies of the Report, and acknowledge that the Report is accurate as of the date of this Easement. The Report may be used by Grantee to establish that a change in the use or character of the Property has occurred, but the report shall not preclude the use by Grantee of other evidence to establish the condition of the Property as of the date of this Easement.

Baseline Documentation. The condition of the green infrastructure is documented in a Baseline Report at the office of the District and incorporated into this Covenant by reference. The Baseline Report consists of reports, maps, photographs, and other documentation and provides an inventory of relevant features, characteristics, and conservation values. The Baseline Report provides an accurate representation of the condition of the green infrastructure at the time of the conveyance of this Covenant. The Baseline Report is an objective, but not exclusive, reference for monitoring compliance with the terms of this Covenant.
Baseline Documentation. The parties have gathered sufficient documentation to assess and establish the current condition and uses of the Property and to inventory its human and natural features, a summary of which is contained within the Baseline Documentation report, which report is incorporated herein. The parties acknowledge that the current and proposed allowed future conditions and uses of the Property are compatible and do not conflict with the purposes, terms, conditions and restrictions within this Easement. The parties thus acknowledge that the Baseline Documentation presents an accurate representation of the condition and features of the Property as of date hereof, and that the Baseline Documentation:
Baseline Documentation. Buyer shall prepare baseline documentation adequately documenting the condition of the Property at the date of closing. The cost of the baseline documentation shall be borne by buyer. If the form of conservation easement provides for use of a management plan, the management plan shall be prepared as a part of the baseline documentation and the cost therefor absorbed in the same manner the cost of the baseline documentation is absorbed.
Baseline Documentation. The set of documents that consists of photographs, maps, surveys and supporting text that the Grantor and Grantee mutually agree describes the general condition of the Easement Property, documents the location of buildings, improvements, and driveways on the Easement Property, and defines the boundaries of the Designated Use Areas (hereinafter defined) of the Easement Property as of the date of this Conservation Easement.
Baseline Documentation. The Baseline Documentation, executed by Grantee and Grantor and by this reference incorporated herein, is on file with the Grantee and may be used by Grantee to establish whether or not a change in the use or character of the Easement Property has occurred.
Baseline Documentation. As of the Easement Date, the undersigned Owners and Xxxxxx have signed an acknowledgment of the accuracy of the report (the “Baseline Documentation”) to be kept on file at the principal office of Holder. The Baseline Documentation contains an original, full-size version of the Easement Plan and other information sufficient to identify on the ground the protection areas identified in this article; describes Existing Improvements; identifies the conservation resources of the Property described in the Conservation Objectives; and includes, among other information, photographs depicting existing conditions of the Property as of the Easement Date.

Baseline Documentation. Documentation describing the property needs to be compiled for each conservation easement that LRCT accepts, in order to provide a baseline for future monitoring of the property. In addition, where a charitable deduction is claimed for a donated conservation easement, a record of the property's condition at the time of easement conveyance is required to satisfy IRS regulations. While this is an obligation of the landowner claiming the tax deduction, ordinarily LRCT prepares the baseline documentation for review and confirmation by the landowner.
Baseline Documentation. Specific Conservation Values of the Property have been documented in a natural resource inventory signed by the Owner and the Township. This “Baseline Documentation Report” consists of written text, maps, photographs and other documentation intended to serve as an objective information baseline for monitoring compliance with the terms of this Conservation Easement. The parties agree that this Baseline Documentation Report provides an accurate representation of the Property at the time of this Conservation Easement conveyance.
Baseline Documentation. The Conservation Values of the Protected Property are again set forth in a Baseline Document Report (Exhibit B), prepared prior to the time of this Deed, which describes the condition and use of the property; and is accompanied by a statement signed by the Grantor and Grantee stating that the condition of the Protected Property, at the time of the Easement conveyance, is an accurate representation of existing conditions.
