ADDITIONAL SERVICE COST. Tenant shall pay Landlord, upon demand, such additional amounts as are necessary to recover additional costs incurred by Landlord in performing or providing non-standard janitorial maintenance, security, or other services or requirements of Tenant or in performing any services (and in paying additional taxes) as to any non-building standard installations in the Premises. Tenant shall pay Landlord, upon demand, reasonable charges for providing off-hour and non-standard air conditioning, heating and electricity; provided, however, that Tenant's excessive use or consumption of heating, air conditioning and/or electrical services in violation of Section 7.01 above, without Xxxxxxxx's prior written consent, shall constitute a default under this Lease.

ADDITIONAL SERVICE COST. Tenant shall pay Landlord, upon demand, such ----------------------- additional amounts as are necessary to recover additional costs incurred by Landlord in performing or providing janitorial, maintenance, security, or other services or requirements of Tenant(and in paying additional taxes) as to any non-Building Standard installations in the Premises. Tenant shall pay Landlord, upon demand, monthly as billed charges for providing off-hour and nonstandard air conditioning, heating and electricity; provided, however, that there shall be no charge for off-hour air conditioning and heating prior to September 1, 1997, and the charge thereafter shall be $7.50 per hour.
ADDITIONAL SERVICE COST. Tenant shall pay Landlord, upon demand, such additional amounts as are necessary to recover additional costs incurred by Landlord in performing or providing janitorial, maintenance, security, or other services or requirements of Tenant (and in paying additional taxes) as to any non-Building Standard installations in the Premises. Tenant shall pay Landlord, upon demand, monthly as billed charges for providing off-hour and nonstandard air conditioning, heating and electricity. Tenant shall be entitled to after hours heating, air conditioning and electricity subject to Tenant providing "reasonable notice" of such requirements. For purposes of this Section 5.02, "reasonable notice" shall mean two hours advance notice. Notwithstanding the foregoing, Tenant shall be obligated to pay Landlord any and all of Landlord's costs related to providing after hours heating, air conditioning or electricity, including a factor reasonably determined by Landlord attributable to the depreciation of Landlord's heating and air conditioning equipment. Landlord estimates that Landlord's current costs for such after hours utility services are approximately $25.00 per hour per zone. For purposes of this Lease, Landlord and Tenant acknowledge and agree that a "zone" shall constitute one floor in the Building, or in the case the Premises do not cover an entire floor, the "zone" for such partial floor shall be the portion of the Premises located on such partial floor. Landlord shall make reasonable efforts to accommodate Tenant's extra electrical needs; provided, however, Tenant's excessive use or consumption of heating, air conditioning and/or electrical services in violation of Section 5.01 hereof, without Landlord's prior written consent, which consent shall not be unreasonably withheld, shall constitute a default under this Lease.
ADDITIONAL SERVICE COST. Air conditioning, heating and electricity ----------------------- in excess of the quantities described above shall be provided to Tenant after Tenant delivers a written request therefor within the time period prescribed from time to time by Landlord. Tenant shall pay Landlord, upon demand, monthly as billed charges for providing off-hour and nonstandard air conditioning, heating and electricity; provided, however, that Tenant's excessive use or consumption of heating, air conditioning and/or electrical services in violation of Section 5.01 hereof, without Landlord's prior written consent, shall constitute a default under this Lease. Tenant shall notify Landlord if Tenant has installed or intends to install any equipment in the Premises which shall consume heating, air conditioning or electrical services in excess of the quantities described in Section 5.01 hereof, whereupon Landlord shall have the right, at Tenant's expense, to install a separate meter to record Tenant's use or consumption of such services.
ADDITIONAL SERVICE COST. Tenant shall pay Landlord, upon demand, such additional amounts as are necessary to recover additional costs incurred by Landlord in performing or providing janitorial, maintenance, security, or other services or requirements of Tenant (and in paying additional taxes) as to any non-Building Standard installations in the Premises; provided, none of Tenant's Improvements will be deemed as non-Building Standard for purposes of this Lease unless and except to the extent that Landlord so notifies Tenant thereof when the plans for Tenant Improvements are finalized and before construction thereof commences. Tenant shall pay Landlord, upon demand, monthly as billed charges (equal to Landlord's actual or reasonably estimated cost) for providing off-hour and nonstandard air conditioning, heating and electricity, but in no event less than $20.00 per hour per zone; provided, however, this provision will not excuse Tenant's excessive use or consumption of heating, air conditioning and/or electrical services in violation of Section 5.01 hereof.
ADDITIONAL SERVICE COST. Tenant shall pay Landlord, upon 30 days written notice, the actual costs incurred by Landlord in performing or providing non-standard maintenance, security (if any), or other services or requirements of Tenant or in performing any services required as a result of any Non-Building Standard installations in the Premises by Tenant.

ADDITIONAL SERVICE COST. Tenant shall pay Landlord, upon fifteen (15) days prior written notice, such additional amounts as are necessary to recover additional costs incurred by Landlord in performing or providing janitorial, maintenance, security, or other services or requirements of Tenant (and in paying additional taxes) in excess of the services described above. However, the provision of air conditioning and heating services to the Premises outside of Normal Building Hours (as defined in Section 5.01(a)), will be provided to Tenant at no cost, fee, or charge. Such after hours service will be available by card access or key pad.
