Xxxxxxx Improvements definition

Xxxxxxx Improvements means any material modification, enhancement or improvement to the DBS made by the Xxxxxxx Group within two (2) years following the Distribution Date.
Xxxxxxx Improvements means the design and construction of the improvements contemplated in Article III of this Agreement.
Xxxxxxx Improvements. Tenant’s space will be built out per the attached drawing, labeled Exhibit A, and in conformance with Landlord’s standard specifications based on the following: Tenant ImprovementsOffice area to receive new carpet throughout using an allowance of $12.00 per yard. • Office area to receive new paint throughout. • Drywall will be added and deleted per the attached drawing. • Existing tile in kitchen area will be replaced with new tile. • Racks will remain in the warehouse area. • Shower area will be completed. • Acrylic lenses will replace the existing parawedge lenses in the light fixtures in the open area. • Parawedge Lenses will be in the office area. • All lights in fixtures will be working. • The electrical drops in the open area will be removed. • The HVAC will be serviced. TENANTS’S WORK None EXHIBIT C RULES AND REGULATIONS The following rules and regulations have been adopted by the Landlord for the care, protection and benefit of the Building and for the general comfort and welfare of the tenants.

Examples of Xxxxxxx Improvements in a sentence

  • For the avoidance of doubt, Xxxxxxx shall have the sole right to defend and enforce any and all Intellectual Property rights covering the DBS and any Xxxxxxx Improvements.

  • Xxxxxxx shall retain the entire right, title and interest in and to the DBS and any improvements, enhancements and modifications thereof made by Xxxxxxx or its Affiliates (including, for clarity, any Xxxxxxx Improvements), and all Intellectual Property rights therein.

  • The Parties acknowledge and agree that, as between the Parties, Xxxxxxx is the owner of all right, title and interest in the Intellectual Property rights in the DBS and Xxxxxxx Improvements.

  • Developer shall cause the Contractor to commence construction of the Xxxxxxx Improvements on a date mutually agreed to by City and Developer, but in no event prior to the full satisfaction of all of the Xxxxxxx Conditions (as set forth in Section 3.02(i) below).

  • The Engineer's fee estimate shall include a detailed breakdown of direct labor hours, hourly rates, overhead, and proposed profit for all major project elements of the Xxxxxxx Improvements.

  • However, the parties hereby agree that the City will not be required to make disbursements from the Xxxxxxx Improvements Fund more often than once every month.

  • Notwithstanding anything in this Agreement to the contrary, certificates of occupancy for the mixed use buildings described in Section 2.01(i) above and/or the office buildings described in 2.01(ii) above shall not be issued until the Xxxxxxx Improvements are substantially completed.

  • Notwithstanding the foregoing, the parties hereby understand and agree that the requirements set forth in this Section 2.07(a) shall not include or apply to the Xxxxxxx Improvements and CID Improvements after the same are the completed and opened for public use and traffic.


More Definitions of Xxxxxxx Improvements

Xxxxxxx Improvements shall have the meaning set forth in the recitals to the Facility Site Lease.
Xxxxxxx Improvements means those certain buildings and other improvements constructed and located on the Xxxxxxx Land.

Related to Xxxxxxx Improvements

  • Licensee Improvements means any improvement, enhancement, modification, derivative work or upgrade to any of Licensor Patent Rights made, conceived, reduced to practice, affixed or otherwise developed by or on behalf of Licensee during the term of this Agreement and solely as exercised under the License.

  • Minimum Improvements means the acquisition of land and construction of a 152-unit market rate residential apartment building, construction of a stormwater pond and related improvements. The Minimum Improvements are more fully depicted in Exhibit B, which is attached hereto and incorporated herein.

  • Needs Improvement the Educator’s performance on a standard or overall is below the requirements of a standard or overall, but is not considered to be unsatisfactory at this time. Improvement is necessary and expected.  Unsatisfactory: the Educator’s performance on a standard or overall has not significantly improved following a rating of needs improvement, or the Educator’s performance is consistently below the requirements of a standard or overall and is considered inadequate, or both.

  • Joint Improvements has the meaning set forth in Section 7.1(d).

  • Site Improvements means any construction work on, or improvement to, streets, roads, parking facilities, sidewalks, drainage structures and utilities.

  • Infrastructure Improvements means a street, road, sidewalk, parking facility, pedestrian mall, alley, bridge, sewer, sewage treatment plant, property designed to reduce, eliminate, or prevent the spread of identified soil or groundwater contamination, drainage system, waterway, waterline, water storage facility, rail line, utility line or pipeline, transit-oriented development, transit-oriented property, or other similar or related structure or improvement, together with necessary easements for the structure or improvement, owned or used by a public agency or functionally connected to similar or supporting property owned or used by a public agency, or designed and dedicated to use by, for the benefit of, or for the protection of the health, welfare, or safety of the public generally, whether or not used by a single business entity, provided that any road, street, or bridge shall be continuously open to public access and that other property shall be located in public easements or rights-of-way and sized to accommodate reasonably foreseeable development of eligible property in adjoining areas. Infrastructure improvements also include 1 or more of the following whether publicly or privately owned or operated or located on public or private property:

  • Tenant Improvements Defined in Exhibit B, if any.

  • Maximum medical improvement means that no further material improvement would reasonably be expected from medical treatment or the passage of time;

  • Infrastructure improvement means permanent infrastructure that is essential for the public health and safety or that:

  • Improvement Costs means any additional expenditure on a fixed asset that materially increases the capacity of the asset or materially improves its functioning or represents more than 10% of the initial depreciation base of the asset;

  • Improvements means the buildings, structures, improvements, and alterations now constructed or at any time in the future constructed or placed upon the Land, including any future replacements and additions.

  • Quality Improvement means a focus on activities to improve performance above minimum standards and reasonably expected levels of performance, quality and practice.

  • Tenant Improvement Work means the construction of the Tenant Improvements, together with any related work (including demolition) that is necessary to construct the Tenant Improvements.

  • Public improvement means projects for construction, reconstruction or major renovation on real property by or for a public agency. “Public Works” shall mean roads, highways, buildings, structures and improvement of all types, the construction, reconstruction, major renovation or painting of which is carried on or contracted for by any public agency to serve the public interest by does not include the reconstruction or renovation of privately owned property which is leased by a public agency.

  • The Works/Project means the works to be executed or done under this contract.

  • Substitute Improvements means the substitute or additional improvements of the Issuer described in Article V hereof.

  • Capital Improvements mean the purchase, renovation, rehabilitation, or construction of permanent land, buildings, structures, equipment and furnishings used directly for or in the Project, and any goods or services for the Project that are purchased and capitalized under GAAP, including any organizational costs and research and development costs incurred in Illinois. Capitalized lease costs for land, buildings, structures or equipment shall be included in “Capital Improvements” only if the lease term, including any extensions or options to extend, equals or exceeds the term of this Agreement, and provided that such lease costs are valued at their present value using the corporate interest rate prevailing at the time the Company filed its Application with the Department.

  • Development Cost means the total of all costs incurred in the completion of a Development excluding Developer Fee, operating deficit reserves, and total land cost as typically shown in the Development Cost line item on the development cost pro forma.
