Specialty Improvements definition

Specialty Improvements means any Alterations or Improvements other than normal and customary general office improvements. Notwithstanding the foregoing, “Specialty Improvements” (i) shall not include conference rooms, or Cosmetic Alterations and (ii) shall include (a) any Alterations or Improvements which affect the Base Building, (b) any kitchens (other than basic office kitchens), showers, restrooms, washrooms or similar facilities in the Premises that are not part of the Base Building, (c) any Lines (as that term is defined in Section 29.32 below), (d) any other items or fixtures which Tenant is expressly required to remove pursuant to the terms of this Lease. Notwithstanding the foregoing, Tenant shall have the right to install (subject to Landlord’s approval rights under this Lease and the Work Letter), without an obligation to remove, up to two (2) gender-neutral restrooms per floor of the Premises. Tenant hereby protects, defends, indemnifies and holds Landlord harmless from any liability, cost, obligation, expense or claim of lien in any manner relating to the installation, placement, removal or financing of any such Alterations, improvements, fixtures and/or equipment in, on or about the Premises, which obligations of Tenant shall survive the expiration or earlier termination of this Lease.
Specialty Improvements means any Alterations other than normal and customary general office improvements. Specialty Improvements shall include, without limitation, (a) any Alterations which affect the base building or Building Systems, (b) any fitness facility in the Premises, (c) any showers, restrooms, washrooms or similar facilities in the Premises, (d) any private stairways in the Premises, (e) any cafeteria in the Premises, (f) any laboratory areas in the Premises; (g) bike parking and storage related facilities and improvements; and (h) dog related facilities and improvements. Target Delivery Date: September 1, 2016, which is the date that Landlord anticipates delivering the Premises to Tenant.
Specialty Improvements means any of the following Alterations or Tenant Improvements: (a) safes and vaults, (b) decorative water features; (c) specialized flooring (including raised flooring); (d) conveyors and dumbwaiters; (e) any “Lines”, as that term is defined in Section 29.32 below, (f) the Commercial Kitchen, (g) any Alterations or Tenant Improvements which (i) perforate a floor slab in the Premises or a wall that encloses/encapsulates the Building structure, (ii) involve material plumbing connections (such as kitchens and executive bathrooms outside of the Building core), or (iii) require changes to the Base Building; and (h) any other unusual installations not typically found in general use office space or requiring over-standard demolition costs for the removal thereof, or which Tenant is expressly required to remove pursuant to the terms of this Lease.

Examples of Specialty Improvements in a sentence

  • If Tenant fails to remove such Specialty Improvements and perform such restoration and repair by the Expiration Date, within thirty (30) days after any earlier termination of this Lease or such other date as agreed to by the parties, then Landlord may perform such work, and Tenant shall reimburse Landlord for costs and expenses incurred by Landlord in performing such removal, restoration and repair.

  • Landlord may hire third parties to review Tenant’s plans, specifications and working drawings and/or to supervise the construction or installation of Alterations or removal of Specialty Improvements from the Premises, in which event Tenant shall reimburse Landlord for the reasonable, actual fees and costs charged by such third parties, provided that, upon request, Landlord will provide Tenant with an estimate of such costs and expenses before incurring such costs and expense.

  • As of the Effective Date, no other Alterations or Improvements have been designated as (or otherwise constitute) Specialty Improvements, and Schedule 1 attached hereto also lists Specialty Improvements as to which Landlord hereby expressly waives (or previously has waived) Tenant's removal and restoration requirement, also in accordance with Section 8.5 of the Office Lease.

  • These Other Open Issues include, by way of illustration and not limitation, the Base Rent schedule for Building B, Landlord’s characterization of certain of the Tenant Improvements as Specialty Improvements under Section 8.5 of the Office Lease, and the proper segregation of costs and expenses relating to public use of the Project parking facility.

  • Landlord shall not unreasonably withhold its approval with respect to what Specialty Improvements Landlord may require Tenant to remove at the expiration of the Lease.


More Definitions of Specialty Improvements

Specialty Improvements means any Alterations or Tenant Improvements other than normal and customary general office improvements and with above-standard demolition costs, including laboratories, server rooms, data centers, computer rooms, raised flooring and specialty ceilings, any kitchens, showers, restrooms, washrooms or similar facilities in the Premises that are not part of the Base Building, excluding the Cafeteria and Fitness Center in Building A2, any private/internal stairways in the Premises, as opposed to fire stairs (and Tenant shall be required to demolish and "cap" any such private/internal stairways at the expiration or earlier termination of this Lease). "Mandatory Removal Items" means the following: (a) any Alterations or Tenant Improvements which affect the Base Building, (b) any other items, improvements or fixtures which Tenant is expressly required to remove pursuant to the terms of this Lease, (c) any Alterations or improvements located outside of the Premises, (d) any improvements or signage incorporating Tenant's name or logo, (e) safes and vaults, and (f) any alteration, improvement or equipment not complying with Applicable Laws, all of which in all cases Tenant shall be required to remove, and to restore the Premises or Project, as applicable, to their previous condition.
Specialty Improvements means any structural modifications, gyms or fitness centers, full kitchens, interior or interconnecting stairs and any other Alterations which are above standard office Alterations which in Landlord’s commercially reasonable judgment adversely affect the general utility of the Premises for use by prospective future tenants thereof and/or require unusual expense to readapt the Premises to normal use as office space.
Specialty Improvements means any Alterations or tenant improvements other than normal and customary general office, life science and research and development improvements, and shall expressly include (a) raised floor systems; (b) any showers or similar facilities in the Premises that are not part of the Base Building or which require floor reinforcement or floor penetrations; (c) any staircase; and (d) any installations outside of the Premises, or any areas requiring floor reinforcement, personal baths and showers; and (e) any Alterations or Tenant Improvements that adversely affect the Building structure or adversely affect the Building Systems.
Specialty Improvements means raised-floor environments, pits, platforms/mezzanines, dry rooms, explosion xxxxxxxx, hazmat storage, equipment lift and conveyance/suspension systems, columns and bases, rooftop platforms, piping and cabling within the Building serving Tenant’s Specialized Equipment (excluding any piping and cabling located on the roof of the Building), silos, pads, enclosures and any exterior modifications that are in any way connected or affixed to the Building, present an unsightly condition or reduce the number of parking space available to the Building.
Specialty Improvements means any alterations or improvements that are not “typical” office improvements or which would not be conducive for use by subsequent office occupants, and will also include any alterations that (i) perforate, penetrate or require reinforcement of a floor slab (including, without limitation, interior stairwells or high-density filing or racking systems), (ii) consist of the installation of a raised flooring system, (iii) consist of the installation of a vault or other similar device or system intended to secure the Sublease Premises or a portion thereof in a manner that exceeds the level of security necessary for ordinary office space, and (iv) involve material plumbing connections (such as, for example but not by way of limitation, kitchens, saunas, showers, and executive bathrooms outside of the Building core and/or special fire safety systems).
Specialty Improvements means (i) safes and vaults, (ii) decorative water features; (iii) specialized flooring, including raised flooring;
Specialty Improvements means any Alterations or Tenant Improvements other than normal and customary general office improvements. Notwithstanding the foregoing, “Specialty Improvements” (i) shall not include conference rooms, training space, Cosmetic Alterations, Lines (as that term is defined in Section 29.32 below), and any private/internal stairways constructed in the Premises as part of the Tenant Improvements and (ii) shall include (a) the Fitness Center, (b) any kitchens, showers, restrooms (excluding restrooms installed by Landlord as part of the Base, Shell and Core, as that term is defined in Section 1.1 of the Tenant Work Letter), washrooms or similar facilities in the Premises that are not part of the Base Building, (c) any Alterations or Tenant Improvements made by, or on behalf of Tenant to the Office Lobby, and (d) any Tenant Change Items, as that term is defined in the Tenant Work Letter.
