Specialized Equipment. When the Employer requires specialized equipment that is not available in the jurisdiction and such equipment must be brought in from another jurisdiction and a condition of rental is that the lessor must supply the driver, the Union agrees that such driver may be used provided he/she is a member in good standing of a Teamsters' Local Union. In that event, he/she may be employed subject to the wages and conditions of his/her own Local Union. Notwithstanding the above, in the unlikely event that the Employer may require specialized equipment from outside the jurisdiction and a condition of rental is the lessor supply the driver and that driver is not member of a Teamsters Local Union, that driver shall be employed at rates, terms and conditions no less than those contained herein.

Specialized Equipment. With Landlord approval, Tenant shall have the right to install (but shall not have the right to have the TI Allowance apply to) specialized improvements and equipment necessary for the operation of its intended use, including but not limited to, glass wash, autoclave, purified water system, central vacuum, nitrogen gas, fume hoods, cold rooms, warm rooms, freezers, and NMR, emergency generator and security systems. Any such items paid for solely by Tenant, and not by application of the TI Allowance, shall remain the property of Tenant and may be removed at the end of the Term, as it may be extended, so long as Tenant fully repairs and restores any affected portion of the Premises. The cost of the foregoing equipment shall not be included in the calculation of the amounts funded by Tenant under Section F.4. of the Work Letter.
Specialized Equipment. The County shall acquire any Specialized Equipme nt used in the Library. The City is responsible for the actual cost of obtaining and maintaining any Specialized Equipment. To ensure the City is able to properly budget for the cost of any Specialized Equipment, prior to placing an order for Specialized Equipment, (i) the County will provide a written estimate of the cost of the Specialized Equipment to the City, and (ii) must receive the City’s written consent to the acquisition. At the parties’ discretion, such writings may be in the form of emails. The City acknowledges that it is responsible for the actual cost of the Specialized Equipment, even if it varies from the estimate through no fault of the County’s.
Specialized Equipment. During any period in which any other Building occupant has the right to the use or benefit of such equipment, Landlord shall be responsible for repair and maintenance of the equipment located in the following areas within the Premises, as shown on Exhibit A (the “Specialized Equipment”): (a) boiler room for 50-150 PSI steam, (b) de-ionized water, (c) compressed air and vacuum pump, and (d) mechanical/electrical room. All of the Specialized Equipment is located in the Premises and Landlord reserves from the Lease the right to access the Specialized Equipment as and when necessary to perform its obligations hereunder. All costs relating to the Specialized Equipment shall be paid by the Building occupants that have the right to the use or benefit of the Specialized Equipment and Landlord shall not be required to bear any costs relating to the Specialized Equipment. At any time when Tenant is the only party who has the right to the use or benefit of the Specialized Equipment, Tenant shall be responsible, at Tenant’s cost, for all repair and maintenance thereof, in accordance with standards acceptable to Landlord in its reasonable discretion.
