First Offering Space definition

First Offering Space means the remainder of the rentable area on the ninth (9th) floor of the Building other than the demised premises except that the portion thereof which is currently vacant shall not constitute First Offering Space until after such space shall have been initially leased. For purposes hereof, the First Offering Space shall be deemed to contain 13,174 rentable square feet.
First Offering Space means either (i) the entire twentieth (20th) floor or (ii) the entire twenty-fourth (24th) floor of the Building shown on the floor plans annexed hereto as Exhibit E, as designated by Landlord.
First Offering Space means a portion of rentable space in the Building consisting of the balance of the sixth (6th) floor not included in the demised premises and the entire fourth (4th) floor.

Examples of First Offering Space in a sentence

  • In the event Tenant exercises any Right of First Offering, the Term with respect to such Right of First Offering Space shall be coterminous with the current remaining Term with respect to the Premises as may be extended.

  • Tenant shall then have a period of ten (10) days after receipt of such notice in which to elect either to lease all of the Right of First Offering Space described in Landlord's notice or refuse to lease the same ("Right of First Offering").

  • Landlord shall not be liable for the failure to give possession of any Right of First Offering Space to Tenant by reason of the unauthorized holding over or retention of possession by any other tenant or occupant thereof, and no such failure shall impair the validity of this Lease or extend the Term thereof.

  • Based on the assumptions stated in the Registration Statement, the Statutory Prospectus and the Prospectus, the Company will have on the Closing Date the adjusted stock capitalization set forth therein.

  • If at any time within the Term any portion of all remaining leaseable space located on the first and second floors of the Building (collectively, the "Right of First Offering Space") becomes or Landlord receives notice will become vacant and is not subject to a lease, option, right of extension or an expansion right contained in any other lease heretofore granted, Landlord shall so notify Tenant in writing.


More Definitions of First Offering Space

First Offering Space means the three portions of the fifth (5th) floor of the Building, delineated as Portions A, B and C and shown on the floor plan annexed hereto as Schedule M. Tenant acknowledges that Portion A of the First Offering Space, which Landlord and Tenant hereby agree shall be deemed to contain 12,726 rentable square feet, is currently occupied by Josephthal, Lyon & ▇▇▇▇, Inc. (hereinafter called "Josephthal") pursuant to a lease with Landlord of which the date set forth therein for the expiration of such lease is July 31, 1998, that Portion B of the First Offering Space, which Landlord and Tenant hereby agree shall be deemed to contain 15,524 rentable square feet, is currently occupied by ▇▇▇-▇▇▇▇, ▇▇▇▇▇▇, Inc. (hereinafter called "▇▇▇-▇▇▇▇") pursuant to a lease with Landlord of which the date set forth therein for the expiration of such lease is June 30, 2003, and that Portion C of the First Offering Space, which Landlord and Tenant hereby agree shall be deemed to contain 16,230 rentable square feet, is currently occupied by LDDS Communications, Inc. (hereinafter called "LDDS") pursuant to a lease with Landlord of which the date set forth therein for the expiration of such lease is August 31, 2008. Each of the foregoing leases contains an option on the part of the tenant thereof to extend the term of the lease for an additional five year term from the current expiration date. Each of the foregoing tenants is required to give written notice to Landlord exercising its option prior to the current expiration date of its lease on or before the following deadline dates: Josephthal, six (6) months prior to 7/31/98; ▇▇▇-▇▇▇▇: twelve (12) months prior to 6/30/03 and LDDS: twelve (12) months prior to 8/31/08. Josephthal, ▇▇▇-▇▇▇▇ and LDDS and their respective successors, assigns and affiliates are hereinafter sometimes collectively called the "Existing Tenants".
First Offering Space means each rentable portion of the Building other than the demised premises.
