Staircases. 7.1 The Tenant hereby confirms and the Landlord hereby acknowledges that the Tenant has constructed one (1) staircase leading from the 34th Floor of the Premises to the 35th Floor of the Premises, one (1) staircase leading from the 35th Floor of the Premises to the 36th Floor of the Premises and two (2) staircases leading from the 35th Floor of the Premises to the 37th Floor of the Premises (collectively "the Staircases") Provided that:

Staircases. The steel staircase leading to all floors is finished in white with cxxxxx xxxx handrails and carpeted with high grade Modulus Granite tiles. The treads and landings are tiled to match the reception floor up to the first floor and Modulus Granite carpeted with high grade tiles above. Typical Office Areas The walls are finished in white emulsion, with concrete columns painted white with high build light textured finish. Skirtings are wxxxx xxxx oil painted softwood. The flooring throughout the office area is a fully accessible medium grade raised floor with minimum 150mm clearance, supplied by Hewetsons. The suspended ceiling comprises a propriety, smooth finished GRG tile 500x500mm to co-ordinate with the 1500mm planning grid, lay-in recessed modular suspension grid. A plasterboard trim runs all along the perimeter and around columns to avoid any cut tiles. The doors to escape stairs are external grade hardwood painted in white to match the walls. Toilets and Shower Rooms The floors are finished in black ceramic tiling with coved skirtings to match. The ceilings are white plasterboard with GRG tiles for partial access. The luminaires are recessed spotlights in the ceiling and wall mounted uplights recessed in the back wall of the toilets cubicles. All doors are finished in cherry with the brushed stainless steel ironmongery. The walls to the toilets and lobbies have white vinyl silk emulsion paint finish. The toilet cubicle partitions comprise full height polar white division panels and hard wood cherry veneer facing doors with stainless steel footplates and end caps. Two showers are provided at ground floor level in both buildings A & D and have walls fully tiled in glazed vitrified tiles mxxx xxxxx. The trays are in Resin Stone with glazed shower screens framed in anodised silver. The vanity units comprise a ‘floating’ Rosso Multitaar granite slab with undersung basins. A full height mirror is fixed behind. Soap dispensers, toilet paper holders and handrails are finished in stainless steel to match the ironmongery. Floor Heights Finished floor to ceiling heights are 10.5m to the main reception area, 2.75m to the office areas with 2.5m to the toilets. 15 MECHANICAL SERVICES
Staircases. The main atrium feature staircase will be in enamel paint coated steelwork with steel treads. Balustrading will be coated steel balusters with polished stainless steel mid rails or toughened glass panels and polished tubular stainless steel handrail. Secondary staircase is of precast concrete construction.

  • Restrooms The restrooms, toilets, urinals, vanities and the other apparatus shall not be used for any purpose other than that for which they were constructed, and no foreign substance of any kind whatsoever shall be thrown therein. The expense of any breakage, stoppage or damage resulting from the violation of this rule shall be borne by the Tenant whom, or whose employees or invitees, shall have caused it.

  • Elevators Elevators for the use of all tenants and the general public for access to and from all floors of the Building, programming of elevators (including, but not limited to, service elevators), shall be as Landlord from time to time determines best for the Building as a whole.

  • Walls 12 Developer shall provide rustication patterns on all walls, except drainage headwalls, in Aesthetic 13 Area 3 in accordance with Exhibit L2.24 of the LAADCR. The final designs shall resemble these 14 simulations.

  • Interior (a) Ceilings, sidewalls and bulkhead panels will be clean and free of cracks and stains.

  • Exterior and interior functional areas and spaces of the Project, with technical and equipment requirements on each;

  • Sidewalks entrances, passages, elevators, vestibules, stairways, corridors, halls, lobby and any other part of the Building shall not be obstructed or encumbered by any Tenant or used for any purpose other than ingress or egress to and from each tenant’s premises. Landlord shall have the right to control and operate the common portions of the Building and exterior facilities furnished for common use of the tenants (such as the eating, smoking, and parking areas) in such a manner as Landlord deems appropriate.

  • Parking Facilities Alamo Colleges shall make the existing parking facilities at the rented Facility available for the vehicular traffic and parking necessitated by the Organization’s Use of the rented Facility, on a non-exclusive basis, as specified at Exhibit A. MAXIMUM CAPACITY. Organization anticipates approximately the number of participants stated at Exhibit A and agrees to inform Alamo Colleges of any significant changes five (5) business days in advance of a Use. Organization shall not admit a larger number of persons than can safely and freely move about the Facility. Alamo Colleges shall notify Organization of the recommended capacity of the Facility and all decisions of Alamo Colleges concerning questions arising under this Paragraph shall be final.

  • Fences Except for establishment cost incurred by the United States and replacement cost not due to the Landowner’s negligence or malfeasance, all other costs involved in maintenance of fences and similar facilities to exclude livestock shall be the responsibility of the Landowner.

  • Doors Doors for entrance to and exit from the Premises shall be kept closed at all times, except when in use for entering or exiting the Premises.

  • Common Areas Landlord hereby grants to Tenant, for the benefit of Tenant and its employees, suppliers, shippers, customers, contractors, and invitees, during the Term, the nonexclusive right to use the Common Areas as they exist from time to time, subject to any rights, powers, and privileges reserved by Landlord under the terms hereof or under the terms of any Rules and Regulations governing the use of the Common Areas. Under no circumstances will the right granted herein be deemed to include the temporary or permanent right to store any property in the Common Areas. Landlord may, from time to time: (a) establish, modify, amend, and enforce the Rules and Regulations regarding the Common Areas; (b) make changes to the Common Areas, including, without limitation, changes in the location, size, shape, and number of driveways, entrances, ingress, egress, direction of traffic, parking spaces, parking areas, loading and unloading areas, landscaped areas, and walkways; (c) close temporarily any of the Common Areas for maintenance purposes so long as reasonable access to the Premises remains available; (d) add additional buildings and improvements to the Common Areas; and (e) do and perform such other acts and make such other changes in, to, or with respect to the Common Areas as Landlord may, in the exercise of sound business judgment, deem to be appropriate. All parking areas, driveways, entrances and exits thereto, stairways, lobbies, and all other Common Areas will be at all times subject to the exclusive control and management of Landlord.
