Refrigeration circuit, Evaporator, Condenser & AHU’s admin, VC and underground ,control room aircon system Operational tests  Cycle the unit(s) through a sequence of operation(s) in order to determine if the operating conditions and sequences are correct. Make any necessary adjustments and calibrations to ensure proper operation of equipment.  Check control system for proper response and operation. Adjust as required to maintain equipment in good operating condition per manufacturer's recommendations.  Verify the operation of the unit controller modules LED’s, displays and alarms.  Inspect high and low pressure switches for correct operation.  Inspect refrigerant circuit for any leakages, repair and charge the refrigerant circuit if necessary.  Inspect correct level of refrigerant charge top up as and when required  Inspect compressor current absorption.  Inspect cooler loops for dirt and clean if necessary.  Inspect entry and exit points of refrigerant pipes at condensers and air handling units for wear due to vibration and repair if necessary.  Inspect and clean condenser cooling tubes.  Check refrigerant circuit oil level and top up if necessary.  Check compressor oil pressure switch for correct functionality.  Check and test safety valves for correct functionality.  Check corrosion protection and biocide levels  Grease chilled water pump bearing  Corrective maintenance when a problem is picked up. Humidifiers  Inspect humidifiers for correct operation and repair where necessary.  Check and change the steam cylinder when the “low output/cylinder change lamp’’ is ON. Note: topping up the refrigerant will be done as and when required. : Airedale refrigerant R410a : Daikin refrigerant R32 : Cofely chiller refrigerant R134a Condensation water drain  Inspect for any dirt or solids clogging and test it for flow through and clean where necessary. Refrigeration circuit, Evaporator, Condenser & AHU’s. Admin, VC and Control room aircon system Air Handling Units Filter xxxxxxxx  Inspect air intake filters for dirt, blocked and clean or replace if necessary.  Inspect indoor filter conditions (evaporating and condenser section); if necessary clean/wash or replace them. Clean condenser filter on the outside by using compressed air and if there is heavy staining, use a moderate anti-corrosive water-jet.  Check for cracks between filter frames or between the bank of frames and the duct walls to prevent leaking of unfiltered air.  Check the condition of the filter frames and repair/replace if necessarily Diffusers and Grilles  Inspect air grills for dirt, clean or replace if necessary.  Clean ceiling diffusers using a non-corrosive, environmentally friendly, cleaning agent and hot water and replace where necessary.  Inspect diffusers for damage i.e. cracks broken fins and replace where necessarily.  Check diffusers for sufficient air distribution and measure the air temperature.

  • Potable Water Contractor shall provide potable water and ice for the Stage 2 Site use, and ensure that a safe and plentiful supply of potable water and ice is available for all activities on the Stage 2 Site until Substantial Completion of Subproject 3. The water and ice for human consumption shall be of suitable quality.

  • Electrical Service Electrical service for new construction or a renovated existing building shall be 480/277-volt, 3-phase, 4-wire or approved equal. Service shall be sized for HVAC and other mechanical system(s) loads, lighting, general building services, and dedicated computer based office equipment loads. 5 xxxxx per square foot shall be provided for lighting and general service receptacles. Size of neutral conductor of 3- phase circuits shall be twice that of phase conductor to accommodate potential harmonic currents associated with computer system electronic power supplies and fluorescent lighting fixtures electronic ballasts. An adequately sized 3 phase “wye” wound step down transformer shall be provided to supply 208/120-volt, 3 phase power, for lighting, general service receptacles and dedicated computer based office equipment. Dedicated, isolated ground circuits shall be supplied from separate isolated ground power distribution panel(s). Lighting circuits shall be supplied from separate lighting panel(s). Panels shall have 20% spare capacity and be complete with 10% spare breakers of each size, but no less than 1 spare. No more than 4 duplex receptacles shall be connected to any single 20-amp dedicated isolated ground circuit or general service circuit.
