Insurance Maintained by Landlord. Landlord shall maintain insurance -------------------------------- through individual or blanket policies insuring the Improvements against fire and extended coverage (including, if Landlord elects, "all risk" coverage, earthquake/volcanic action, flood and/or surface water insurance) for the full replacement cost of the Building, with deductibles and the form and endorsements of such coverage consistent with the casualty insurance coverage procured by other owners of commercial office buildings in the El Segundo, California area, together with rental abatement insurance against loss of Rent in an amount equal to the amount of Rent for a period of at least twelve (12) months commencing on the date of loss. Landlord may also carry such other insurance as Landlord may deem prudent or advisable, including, without limitation, liability insurance in such amounts and on such terms as Landlord shall determine. Tenant shall pay to Landlord within fifteen (15) days after delivery of an invoice Landlord's reasonable third-party, out-of-pocket costs of the insurance coverages described herein, including, in the event of a claim, Landlord's cost of any deductible, provided that the amount of Landlord's deductible under any insurance carried hereunder other than earthquake insurance shall not exceed Fifty Thousand and No/100 Dollars ($50,000.00) per claim and the amount of Landlord's deductible under any earthquake insurance shall be consistent with the prevailing market deductibles for such earthquake insurance for comparable projects. Landlord shall deliver to Tenant certificates of insurance for all insurance required to be maintained by Landlord in a commercially reasonable form, no later than seven (7) days prior to the date of possession of the Premises. Landlord shall, at least ten (10) days prior to expiration of the policy, furnish Tenant with certificates of renewal or "binders" thereof. In the event any such policy is canceled before expiration, the insuring company will endeavor to mail thirty (30) days written notice of such cancellation to Tenant (except in the case of cancellation for nonpayment of premium in which case cancellation shall not take effect until at least (10) days' notice has been given to Tenant). If Landlord fails to maintain any insurance required in this Lease, Landlord shall be liable for all losses and cost resulting from said failure.

Landlord shall obtain and keep in force during the Term Commercial General Liability Insurance, Commercial Property Insurance, and Boiler & Machinery Insurance covering the Building, Building Area and any permanent Tenant Improvements provided by Landlord, with coverages and in amounts deemed prudent by Landlord from time to time. Tenant shall pay to Landlord as Additional Rent Tenant’s Proportionate Share of the total dollar increase in cost of the premiums for all such insurance over the Base Expense Year and the reasonable cost of Landlord’s insurance consultants. Notwithstanding any contribution by Tenant to the cost of insurance premiums as provided herein, Tenant acknowledges that Tenant has no right to receive any proceeds from any insurance policies carried by Landlord.

Notwithstanding any contribution by Tenant to the cost of insurance premiums as provided herein, Tenant acknowledges that Tenant has no right to receive any proceeds from any insurance policies carried by Landlord.
Insurance Maintained by Landlord. Landlord shall maintain insurance covering the Buildings in an amount not less than the full replacement cost thereof. In addition, Landlord shall maintain a policy of commercial general liability insurance for property damage and personal injury or deaths of persons occurring in or about the Premises affording protection, on an occurrence basis, with a combined single limit of not less than $2,000,000, with excess/umbrella liability of not less than $5,000,000.
Insurance Maintained by Landlord. Landlord agrees to maintain fire and extended coverage insurance insuring the Building in amounts and coverages not less than those required by Landlord's mortgage holders from time to time.
Insurance Maintained by Landlord. During the Term, Landlord shall obtain and maintain, at its sole cost, a policy of fire and extended coverage insurance on the Building and other Improvements in an amount not less than the respective replacement values of such items, together with a CGL Policy with the same coverages listed in Section 11(a) of this Leaseherein, with an insurance company licensed in South Carolina satisfactory to Landlord in its reasonable discretion. Landlord shall be solely responsible for all deductibles for insurance required to be maintained by it under this Section 11(b). Landlord shall cause its insurance carriers to provide certificates of insurance evidencing such insurance coverages to Tenant on the Effective Date.
