Exterior of Premises. The sidewalk, entrance, garage and driveway as well as the lawn shall not be obstructed by the Tenant or used by Tenant for any other purposes than those of ingress and egress from the demised premises. These areas shall remain free from rubbish, ornamentation, or any other personal property of Tenant other than automobiles, bicycles or children’s toys.

Exterior of Premises. Except for Xxxxxx's initial construction work, Tenant shall not paint or decorate any part of the exterior of the Premises, display merchandise outside the Premises, or attach or install awnings, signs, equipment or improvements of any kind on the roof or exterior of the building or Premises without Landlord's expressed written permission in each instance in its sole and absolute discretion. Xxxxxx agrees not to use any area outside the Premises for the sale or display of merchandise or equipment, or for any other business, occupation or undertaking. Xxxxxx further agrees to receive and ship articles only through the rear door of the Premises or other loading areas designated by Landlord.
Exterior of Premises. The Tenant will keep clean and polished all metal, trim, marble and stonework which are a part of the exterior of the premises, using such materials and methods as the Landlord may direct and if the Tenant shall fail to comply with the provisions of this paragraph, the Landlord may cause such work to be done at the expense of the Tenant.

GARBAGE, RECYCLING & CLEANING: Tenant shall dispose of all garbage in the refuse containers provided on the property. Recycling is mandatory in Burlington, VT and the responsibility of the Tenant. Please review the garbage & recycling schedule as outlined in xxx.xxxxxxxx.xxx/xxxxxxx.xxx . A recycling bin is provided which is to remain inside the premises at brought to the curbside once a week. Cleaning of neglected recycling and garbage will be charged to the tenant. The premises are to be cleaned and maintained to an appropriate standard of showing the premises for re-rental. If the tenant cannot supply a marketable property, then the tenant agrees to pay for a cleaning service to provide quality that is marketable. SIGNS: Tenant agrees that no signs, advertisements, or notices shall be painted or affixed upon any part of the buildings, inside or outside, nor shall anything be suspended outside the building by the Tenant. ANIMALS/ PETS: No animals (or pets) of any kind shall be taken into or kept about the demised premises without prior written permission from the Landlord.

Exterior of Premises. Commencing on a date which, in Tenant’s reasonable judgment, is necessary to allow “Tenant’s Signage,” as that term is defined below, to be installed in and fully operational on the first day of the Pre-Occupancy Period, Tenant shall have an ongoing right to install (and replace) the name of Tenant and/or an Affiliate, or an entity designated by Tenant (and, at Tenant’s sole discretion, Tenant’s logo), (“Tenant’s Signage Name”),at Tenant’s sole cost and expense, on the following signage (collectively, “Tenant’s Signage”): (i) a sign in the ground floor elevator bank, and (ii) monument signs on the exterior of the Building, all as further set forth on Exhibit G attached hereto. The installation of Tenant’s Signage shall be subject to all laws and requirements of government authorities with jurisdiction over the Building. Notwithstanding anything to the contrary set forth in the preceding sentence, Tenant shall be entitled to install additional signage in or outside of the Building in the location(s) depicted on Exhibit G, provided that the location, materials and design criteria thereof shall be subject to Landlord’s approval, which shall not be unreasonably withheld or delayed. Tenant, at Tenant’s sole cost and expense, shall obtain all necessary government approvals and permits required for the installation and maintenance of Tenant’s Signage; provided that Landlord shall use commercially reasonable efforts to assist Tenant in obtaining all necessary governmental permits and approvals for Tenant’s Signage. Tenant, at Tenant’s sole cost and expense, shall maintain Tenant’s Signage in a first class manner and in compliance with all applicable laws and regulations, and shall pay the cost of all electricity, if any, consumed in connection with Tenant’s Signage. Upon the expiration or earlier termination of the Lease, Tenant shall remove Tenant’s Signage from the Building and the Premises.

Exterior of Premises. Except with the prior written consent of Sublessor and Landlord, Sublessee shall not install, place or permit to be placed, any awning or other projection of any kind over or around the windows or entrances of the Premises, or any lettering, sign, advertisement, notice, object or display on the outside of the Premises, or at any point inside the Premises where the same might be visible from the outside. Sublessee shall not place or cause to be placed rubbish, trash, trashcans or other trash collection devices outside the Premises, except where Sublessee designates their screened trash/dumpster area to be. Sublessee shall maintain the interior of the Premises to the standards imposed from time to time by Sublessor.
Exterior of Premises. 18. The Tenant further covenants and agrees not to put any items on the sidewalk or parking lot in the front, rear, or sides of said building or block said sidewalk, and not to do anything that directly or indirectly will take away any of the rights of ingress or egress or of light from any other tenant of the Landlord or do anything which will, in any way, change the uniform and general design of any property of the Landlord of which the premises hereby leased shall constitute a part of unit. No pets will be allowed in or about the premises without prior written consent of the Landlord.
Exterior of Premises. Landlord must approve in writing any --------------------- addition, change or alteration to the exterior of the Premises and any signs to be placed on the Premises by Tenant, regardless of size or value. Prior to the cutting of any holes in the roof or any exterior surfaces or prior to any work being performed or any equipment being installed on the roof by Tenant, the prior written approval of Landlord shall be obtained by Tenant. All roof or other repairs necessitated by the change shall be the responsibility and at the cost of Tenant.
