CARE AND SURRENDER OF PREMISES. Lessee shall take good care of the Premises and shall promptly make all necessary repairs except those required herein to be made by Lessor. At the expiration or sooner termination of this lease, Lessee, without notice, will immediately and peacefully quit and surrender the Premises in good order, condition and repair (damage by reasonable wear, the elements, or fire excepted). Lessee shall be responsible for removal of all personal property from the Premises, (excepting fixtures being that which is attached to the Premises, and property of the Lessor) including, but not limited to, the removal of Lessee’s communication cabling, telephone equipment and signage. Lessee shall be responsible for repairing any damage to the Premises caused by such removal. If Lessee fails to remove and restore the Premises at lease expiration, then Lessor shall have the right to remove said property and restore the Premises and Lessee shall be responsible for all costs associated therewith. Lessee shall also be responsible for those costs incurred by Lessor for removing debris Lessee may discard in the process of preparing to vacate the Premises and for a final cleaning of the Premises, including, but not limited to, the cleaning, or replacement of carpets if damage is not caused by reasonable wear, and removal and disposal of Lessee’s personal property remaining in the Premises.

CARE AND SURRENDER OF PREMISES. The Renter agrees to cause the premises to be kept clean and generally cared for during the term of this Agreement, except as otherwise provided. The renter is to quit and surrender up the said premises to ORE at the end of the term in the same condition as at the date of the commencement of this lease, ordinary use and wear only expected. PREVENTION OF DAMAGE The Renter shall not injure, nor mar, or in any manner, deface said premises or any equipment contained therein, and shall not cause or permit anything to be done whereby the said premises or equipment therein shall be in any manner injured, marred, or defaced; and will not drive or permit to be driven nails, hooks, tacks, or screws into any part of said building or equipment contained therein and will not make nor allow to be made any alterations of any kind to the leased premise or equipment contained therein.

On the expiration or sooner termination of this Lease, Tenant, without notice, will immediately and peacefully quit and surrender the Premises in good order, condition and repair (reasonable wear and tear, damage by fire or other casualty or matters which are Landlord's obligations hereunder excepted) and will clean the surface of interior walls of the Premises, floors, suspended ceilings and carpeting therein. Nothing herein shall be deemed to impose any obligation on Tenant for repair or maintenance of any elements of the Building structure or the plumbing, mechanical or electrical systems of the Building, or for any restorations, alterations, replacements or repairs required to be made by Landlord pursuant to the provisions of this Lease unless caused by the negligence or intentional act or omission of Tenant or its agents, employees or invitees.
CARE AND SURRENDER OF PREMISES. Section 3.01 The Tenant will take good care of the Demised Premises, ------------ fixtures and appurtenances, and all alterations, additions and improvements to either; will repair all damage to the same resulting from the negligence or willful acts of the Tenant, its employees, agents or visitors; will suffer no waste, or injury; will execute and comply with all laws, rules, orders, ordinances and regulations at any time issued or enforced by any lawful authority, applicable to the Tenant's use or occupancy of the Demised Premises; will repair, at or before the end of the term, all injury done by the installation or, if permitted hereunder, removal of furniture and property, wiring, conduit, electrical circuits, telephone lines, etc. and at the end of the term will quit and surrender the Demised Premises in good order and condition, subject to normal wear and tear. Tenant, at Landlord's request, at the end of the demised term, will remove all wiring, telephone and data lines, etc. installed by Tenant in the Building. See Rider 1. Paragraph 51.

Lessee agrees to provide and use suitable plastic mats under all movable office chairs. At the expiration of this Lease, Lessee, without notice, will immediately and peacefully quit and surrender the Leased Premises in good order, condition and repair (damage resulting from normal and reasonable wear, the elements, fire or other insured peril excepted).

CARE AND SURRENDER OF PREMISES. The Advertiser will not commit any act or engage in any practice in or about the premises which would cause injury or damage to any person or property, including the premises and improvements thereon, and will use reasonable care and diligence to keep and maintain said premises in a neat, orderly and sanitary condition. Upon any termination of this agreement, the Advertiser will surrender possession of the premises without notice in as good condition as at the commencement of the term, reasonable wear and tear and casualty beyond the control of the Advertiser being excepted.
CARE AND SURRENDER OF PREMISES. Subtenant shall maintain the Premises in good repair and condition, shall not commit or allow any waste or damage to be committed on any portion of the Premises, and shall comply with all laws, orders and regulations which are imposed on Sublandlord, as tenant under the Prime Lease, and which are applicable to the Premises. At the termination of this Sublease, by lapse of time or otherwise, Subtenant shall deliver the Premises to Sublandlord in the same condition as the Premises were in on the Commencement Date, broom clean, in good order and condition, ordinary wear and tear excepted. Subtenant agrees to indemnify and save Sublandlord harmless from and against any and all loss, cost, expense or liability resulting from the failure of, or the delay by, Subtenant in so surrendering the Premises on or before the Expiration Date, including, without limitation, any claims made by Landlord or any succeeding subtenant founded on such failure.
