Tenant Electric definition

Tenant Electric means electric current supplied to or used in The Ivory Building during normal business hours, including, but not limited to, lights, outlets, VAV boxes, air handling units, any primary electric service charge and any specialized HVAC equipment serving the Premises.
Tenant Electric is all electric consumed by Tenant in connection with Tenant’s occupancy of the Premises including but not limited to electric for lighting, office machinery, equipment, and all other appliances, machinery, equipment and systems Tenant uses in connection with the occupancy of the Premises. Tenant Electric does not include electric for the building heating, ventilating and air-conditioning system.
Tenant Electric means Tenant’s proportionate share (7.78%) of Landlord’s cost of all electrical energy used in the entire Building (including electric for Building HVAC). Building electric includes back-up electric for the operation of the Building’s elevators and base Building emergency lighting.

  • The foregoing notwithstanding, to the extent Tenant Electric is determined on the basis of submetering or measuring devices, Tenant shall pay Tenant Electric after Landlord's written invoice therefor based upon Tenant's actual consumption (without markup).

Tenant Electric means Tenant’s pro rata share of electric current and gas service supplied to or used in the Building during normal business hours, including, but not limited to, lights, outlets, VAV boxes with electric heat, compressorized air handling units, HVAC rooftop units, any primary electric service charge, any specialized HVAC equipment serving the Premises, the lighting of signs installed by Tenant, and any charges related to any generator installed by Tenant at the Premises.
Tenant Electric means all expenses paid or incurred by Landlord, and all surcharges imposed, for electrical service furnished to the Premises as shown on a separate submeter for the Premises, including the electrical lights, outlets, and other electrical connections located within, and the HVAC and other Building Systems which exclusively serve, the Premises.
Tenant Electric means: (a) for the period of time commencing on the Commencement Date and terminating on the day immediately prior to the Expansion Premises Commencement Date, Tenant’s proportionate share (8.25%) of Landlord’s cost of all electrical energy used in the entire Building (including electric for Building HVAC, back-up electric for the operation of the Building’s elevators and base Building emergency lighting); and (b) for the period of time commencing on the Expansion Premises Commencement Date and continuing through the Termination Date, Tenant’s proportionate share (13.29%) of Landlord’s cost of all electrical energy used in the entire Building (including electric for Building HVAC, back-up electric for the operation of the Building’s elevators and base Building emergency lighting).

  • Landlord Delay shall occur if either: (i) Landlord fails to complete the Base Building and/or other improvements on the Project that are required by the DDA, the Parking REA and/or the CC&Rs, and as a direct result of such failure Tenant is unable to obtain a temporary or permanent certificate of occupancy for the Premises upon substantial completion of the Tenant Improvements; or (ii) substantial completion of the Warm Shell Improvements or Tenant Improvements is delayed directly and solely as a result of any of the following and such delay could not have been mitigated by Tenant using commercially reasonable measures, which delay occurs after the Delivery Date and before the Commencement Date and does not result from Tenant's interference or delay in connection with completion of the Tenant Improvements or after a Tenant Default or Work Letter Draw Event: (a) subject to Paragraph 8 above, unreasonable interference by Landlord or Landlord's Contractor with the construction of the Warm Shell Improvements or the Tenant Improvements; (b) Landlord's failure to comply with any deadlines for response to, or submissions from, Tenant as required by this Work Letter; (c) any material Discretionary Changes to Landlord's Plans or the Warm Shell Plans after their final approval by applicable governmental entities (other than Tenant Modifications) that directly affect Tenant's Plans or the Tenant Improvements; and/or (d) Landlord failure to complete portions of the Base Building and/or other improvements on the Project that are Landlord's obligation to complete hereunder, and as a direct result of such failure Tenant and Tenant's contractors do not have access to the Premises to the extent required to complete the Warm Shell Improvements and/or Tenant Improvements. Tenant shall give Landlord at least five (5) days prior notice if Tenant becomes aware that Landlord is in danger of causing a Landlord Delay, and if Landlord takes appropriate measures to prevent such delay within such five (5) day period, no adjustment to the Commencement Date shall be made on account of such Landlord; provided, however, that if such delay was not reasonably foreseeable by Tenant, the five (5) day period for prior notice and opportunity to mitigate provided above shall be changed to forty-eight (48) hours after Tenant becomes aware of such delay or potential delay.

  • Telecommunications Equipment means equipment, other than Customer Premises Equipment, used by a Carrier to provide Telecommunications Services, and include software integral to such equipment, including upgrades.

  • Covered Building Service Contract means a contract or subcontract to provide Building Services to the City of Cambridge or any of its departments or subdivisions.
