Base Building System definition

Base Building System means any mechanical (including HVAC), electrical, plumbing or fire/life-safety system serving the Building, other than a Supplemental System. As used herein, “Base Building” means the structural portions of the Building, together with the Base Building Systems.

For the avoidance of doubt, (a) any Building-standard system that is located within a tenant suite and provides lighting (including Building-standard electrical lamps, starters and ballasts) or distributes HVAC, electricity or fire/life-safety materials or signals provided by a Base Building System shall itself be deemed a Base Building System and not a Supplemental System, and (b) any plumbing that is located in (or connects the Building core to) and serves any kitchen, shower or similar facility in a tenant suite shall be deemed a Supplemental System. As used herein, “Base Building” means the structural portions of the Building, together with the Base Building Systems.

  • As used herein, "Base Building System" means any mechanical (including HVAC), electrical, plumbing or fire/life-safety system serving the Building, other than a Supplemental System.

  • Any such repairs or alterations shall be made at Tenant’s expense (1) by Tenant in compliance with Article 5 if such repairs or alterations are nonstructural and do not affect any Base Building System, or (2) by Landlord if such repairs or alterations are structural or affect any Base Building System.

  • If a Base Building System is replaced or if Resurfacing or Repainting occurs, the monthly “Amortized Payment” of the applicable Base Building System, Resurfacing or Repainting shall be determined by dividing the total cost of the new Base Building System, Resurfacing or Repainting, as applicable, by the number of months in its useful life plus a six percent (6%) interest factor.

  • Notwithstanding Section 7.1.1, during any period in which the Premises comprise 100% of the rentable square footage of the Premises, Landlord shall perform any necessary repair or replacement of any Base Building System if such repair of replacement (i) is capital in nature (as reasonably determined by Landlord in accordance with GAAP), and (ii) is not made necessary by any Casualty, Act of Tenant, or Alteration.

  • Such costs shall be calculated by Landlord by multiplying the total utility costs for the use of such Base Building System for the Building by a fraction the numerator of which is the tonnage of Tenant’s supplemental HVAC connected to the Base Building System and the denominator of which is five hundred (500) tons, or one thousand (1,000) tons if the second five hundred (500) tons of existing equipment is used for this purpose.

  • Tenant shall be responsible for any and all costs (including equipment) associated with Tenant’s connection to Landlord’s Base Building System (and all such work shall be approved by Landlord in accordance with the terms of the Lease, as amended by this Second Amendment).

  • Landlord represents and warrants to Tenant that, as of the date hereof, Landlord has not received written notice from any governmental agency (and Landlord does not otherwise have actual knowledge, without any duty of inquiry) that any portion of any Base Building System located in and serving the Expansion Space (other than in any restroom located in the Expansion Space) violates applicable Law, as determined without regard to any Tenant Improvements (defined in Exhibit B attached hereto) or Alterations.

  • Tenant shall pay its share of utility costs associated with its use of the Base Building System.


More Definitions of Base Building System

Base Building System means any system that would customarily be included in the base building of a multi-tenant office building, excluding any system that serves only a particular portion of, or a particular use within, the Premises, such as a computer server room, “clean room” or other laboratory space. As used herein, “Specialized HVAC System” means any HVAC System other than a Base Building System.
Base Building System means any one of the following to the extent located in the Building: (a) HVAC, (b) elevators, (c) plumbing, mechanical and electrical systems and (d) fire and life safety systems. Except as otherwise expressly set forth in this Section 18.7, nothing in this Section 18.7 shall modify or amend Tenant’s obligations under this Lease with respect to the repair and maintenance of the Premises.

Related to Base Building System

  • Base Building shall include the structural portions of the Building, the public restrooms and the Building mechanical, electrical and plumbing systems and equipment located in the internal core of the Building on the floor or floors on which the Premises are located. Tenant shall promptly provide Landlord with copies of any notices it receives regarding an alleged violation of Law. Tenant shall comply with the rules and regulations of the Building attached as Exhibit E and such other reasonable rules and regulations adopted by Landlord from time to time, including rules and regulations for the performance of Alterations (defined in Section 9).
