Base Building Systems definition

Base Building Systems means all systems and equipment (including plumbing, HVAC, electrical fire/life/safety elevator and security systems) that serve all or part of the Building.
Base Building Systems means the mechanical, gas, electrical, sanitary, heating, air conditioning, ventilating, plumbing, fire control and suppression, sprinkler/life safety and security systems (to the extent installed by Landlord), the common acid neutralization system and tempered water system, and other common service systems of the Building.
Base Building Systems means (i) any mechanical, electrical or plumbing system or component of the Building (including the Premises) (ii) the exterior of the Building (iii) the Building HVAC distribution system (iii) any fire safety prevention/suppression system and (iv) any structural element or component of the Building.

Examples of Base Building Systems in a sentence

  • Landlord shall have the right, upon reasonable prior notice to Tenant, to perform the maintenance of the Base Building Systems serving the Premises at Tenant's sole cost and expense to be paid by Tenant within 30 days of written demand as an Operating Expense.

  • If Landlord fails to timely provide a Landlord Dispute Notice, then Tenant may perform such Emergency Repairs or other actions as set forth in the Tenant Emergency Self-Help Notice at Landlord's expense; provided, however, that in no event shall Tenant undertake any actions which will or are reasonably likely to materially and adversely affect (other than to a de minimis extent) (I) the Structural Elements, (II) any Base Building Systems, or (ID) the exterior appearance of the Building.

  • At Tenant's sole cost and expense, Tenant shall maintain a preventive maintenance contract providing for the regular inspection and maintenance for the HVAC and other Base Building Systems serving the Premises, such contract and the applicable contractor to be approved by Landlord, which approval shall not be unreasonably withheld, conditioned, or delayed.

  • If Landlord so elects, Tenant shall remove such Installation upon the expiration or earlier termination of this Lease and restore any damage caused by or occasioned as a result of such removal, including, when removing any Installations that were plumbed, wired or otherwise connected to any of the Base Building Systems, capping off all such connections behind the walls of the Premises and repairing any holes.


More Definitions of Base Building Systems

Base Building Systems means the structural components of the Building and the mechanical, electrical, plumbing, sanitary, sprinkler, heating, ventilation and air conditioning, security, life-safety and other service systems or facilities of the Building up to the point of connection for localized distribution to the Demised Premises and the mechanical, electrical, plumbing, heating, ventilation and air conditioning, elevators and other service systems or facilities servicing the common areas of the Building.
Base Building Systems means the systems and subsystems of a building that use or distribute energy and/or water and/or impact the energy and/or water consumption, including the building envelope; the heating, ventilating and air-conditioning (HVAC) systems; air conveying systems; electrical and lighting systems; domestic hot water systems; water distribution systems; plumbing fixtures and other water-using equipment; landscape irrigation systems and water features; energy generation and storage equipment; and electric vehicle charging infrastructure. Base building systems shall not include:
Base Building Systems means the systems or subsystems of a building that use or
Base Building Systems means the elevators, mechanical, electrical, heating, ventilating and air conditioning, plumbing, security, fire and life-safety systems of the Building. Notwithstanding the foregoing or anything to the contrary herein, Lessee shall not be obligated to perform any Lessor Work or any Lessor Exterior Work (including, without limitation, any repair or maintenance of (x) the Base Building Systems to the extent that they serve the garage, and (y) any electrical, water, sewer and other utility lines that run between the exterior boundary of the Building and the respective utility providers junction box in the public right of way).
Base Building Systems means the plumbing lines and equipment (but not including plumbing fixtures), HVAC (but not including any HVAC systems installed by Tenant after the date hereof or any modifications to the existing HVAC systems made by Tenant following the date hereof), sprinklers, electrical (including panels and outlets), and interior lighting (but not including interior lighting installed Tenant after the date hereof or any modifications to the existing interior lighting made by Tenant following the date hereof). For purposes of the foregoing, “Base Building” means the structural portions of the Building (including exterior walls, roof, foundation and core of the Building), and the exterior of the Building.
Base Building Systems means the systems or subsystems of a building that use or distribute energy and/or water and/or impact energy and/or water consumption, including:
Base Building Systems means: (i) boilers, hot water piping, hot water pumps and associated equipment, (ii) chillers, chilled water piping, and associated equipment, (iii) supply and return air handling units and associated equipment, (iv) cooling towers, condenser water piping, and associated equipment, (v) Exhaust fans, (vi) domestic water pumps, domestic water risers, domestic hot water heaters (located in penthouse level of the Building), and associated equipment, (vii) sanitary sewer piping serving the Common Areas and the restrooms within the Demised Premises, (viii) fire alarm panel, devices and wiring, (ix) fire sprinkler pumps, piping and heads, (x) electrical switchgear, feeders, and transformers, lighting (including emergency lighting) in the Common Areas, and (xi) elevators.
