Tax and Insurance Escrow Fund Clause Samples

The Tax and Insurance Escrow Fund clause requires a borrower to deposit additional funds with a lender to cover property taxes and insurance premiums. Typically, the lender collects a portion of these costs with each loan payment and holds the funds in an escrow account, then pays the taxes and insurance bills on behalf of the borrower when they come due. This arrangement ensures that essential property-related expenses are paid on time, protecting both the lender’s collateral and the borrower from lapses in coverage or tax defaults.
