Interior Decks. Underlayment shall be applied to Admin office, Dive Locker / Head, Bunk Rooms and Hold Level Head. The underlayment shall be applied to the entire deck in the specified spaces, and shall also fair high and low spots, tripping hazards and weld seams. The underlayment shall be faired flush over 1 to 2 feet of either side of the anomaly. The underlayment shall be a lightweight epoxy resin based underlayment, suitable for use under rubber flooring, rubber deck tiles, epoxy coatings and poured floors, similar to Dex-O-Tex VLW Lightweight Underlayment, Type III. The Admin Office and Bunk Room decks shall have a manufactured rubber flooring system installed that is naturally resistant to mold and mildew, and are durable, versatile and slip resistant. The flooring system shall have 1/8-inch raised radial profile, 18 inch x18 inch rubber tiles, similar to Flexco FlexTones Radial II (RGT). The final color and pattern shall be selected by the COR from options provided by the Contractor. The tiles shall be installed with adhesive in accordance with the manufacturer’s recommendations. A sanitary cove base, of similar material, not less than 4 inches high, shall be worked around all bulkheads and equipment. The Main Deck Head / Dive Locker Room and Hold Level Head shall be covered with a polymeric decking. The decking shall be a liquid applied, joint-less, epoxy resin composition poured floor deck covering, similar to Dex-O- Tex Colorflake M. The floor system shall include 30% hand broadcast decorative vinyl chips and sealer to create the desired finish. The floor system shall be installed 4 inches up on the surrounding bulkheads to form the cove base. The installer of this system shall provide a letter of approval from the flooring manufacturer to the COR indicating that based on previous experience they are qualified to install the system. All spaces in the port deckhouse, the companion ways, and the deck storage locker shall be coated with a high solids, heavy duty, two component epoxy coating with a tough, high glass finish. The coating shall have excellent resistance to alkalies, corrosion and chemicals, similar to Xxxxxxx Xxxxxxxx ArmorSeal 1000 HS Epoxy. The coating system shall be applied on the bulkheads, up approximately 4-inches to the underside of the insulation and sheathing. Interior Decks. For purposes of this Lease, the “Interior Decks” shall mean the decks accessible from and forming a part of the Premises which extend into the interior Common Areas of the Building. Tenant may, at Tenant’s cost and expense (but subject to applicable of the Tenant Improvement Allowance), modify or replace the plants and furniture on the Interior Decks; provided, that, Landlord shall approve any such modification or replacement of the plants and furniture (such approval not to be unreasonably withheld, conditioned or delayed). If Tenant elects to replace any such furniture, then Landlord, at Landlord’s cost and expense, shall remove such existing furniture from the Interior Decks.

  • Interior (a) Ceilings, sidewalls and bulkhead panels shall be clean and free of cracks and stains;

  • Exterior Signage Subject to Landlord’s prior written approval, which shall not be unreasonably withheld, conditioned or delayed, and provided all signs are in keeping with the quality, design and style of the Building and Project, Tenant, at its sole cost and expense, may install (i) identification signage on the existing monument sign located on the exterior of the Building, (ii) at the entrance to the Building and (iii) internal directional and lobby identification signage (collectively, “Tenant Signage”); provided, however, in no event shall Tenant’s Signage include an “Objectionable Name,” as that term is defined in Section 23.3, of this Lease. All such signage shall be subject to Tenant’s obtaining all required governmental approvals. All permitted signs shall be maintained by Tenant at its expense in a first-class and safe condition and appearance. Upon the expiration or earlier termination of this Lease, Tenant shall remove all of its signs at Tenant’s sole cost and expense. The graphics, materials, color, design, lettering, lighting, size, illumination, specifications and exact location of Tenant’s Signage (collectively, the “Sign Specifications”) shall be subject to the prior written approval of Landlord, which approval shall not be unreasonably withheld, conditioned or delayed, and shall be consistent and compatible with the quality and nature of the Project. Tenant hereby acknowledges that, notwithstanding Landlord’s approval of Tenant’s Signage, Landlord has made no representation or warranty to Tenant with respect to the probability of obtaining all necessary governmental approvals and permits for Tenant’s Signage. In the event Tenant does not receive the necessary governmental approvals and permits for Tenant’s Signage, Tenant’s and Landlord’s rights and obligations under the remaining TCCs of this Lease shall be unaffected. Except as required by applicable law, Landlord shall not install any other signage on the Building. If Landlord elects to install a multi-tenant identification sign at the entrance to the Project, Tenant shall be entitled to install its name on such sign (subject to availability on a pro-rata basis based on the relative square footages leased by the tenants of the Project), at Tenant’s sole cost and expense.

  • Walls 12 Developer shall provide rustication patterns on all walls, except drainage headwalls, in Aesthetic 13 Area 3 in accordance with Exhibit L2.24 of the LAADCR. The final designs shall resemble these 14 simulations.

  • Exterior and interior functional areas and spaces of the Project, with technical and equipment requirements on each;

  • Exterior Signs Tenant shall have the right, at its sole risk and expense and in conformity with applicable laws and ordinances, to erect and thereafter, to repair or replace, if it shall so elect signs on any portion of the Leased Premises, providing that Tenant shall remove any such signs upon termination of this lease, and repair all damage occasioned thereby to the Leased Premises.
