Exterior Premises. The open space on the premises or the portion of the premises upon which there is not a structure including the abutting right-of-ways, lawn park areas, curbs, gutters and all alleys and vacated alleys abutting private property between the center of the alley and the lot line.

Exterior Premises. LESSEE at its own expense shall perform snow and ice removal only at their entrances. The maintenance fees in Section 4 hereof includes snow and ice removal in the drive areas and parking areas, mowing and external maintenance.
Exterior Premises. Tenant is hereby granted exclusive use of the area outside, and immediately adjacent to the southeast corner of Tenant's existing ground floor Premises. The Exterior premises shall be approximately twelve feet (12') wide, (measured from the exterior wall of the Building), by fifty feet (50') long. Exterior Premises shall eliminate one (1) existing automobile parking space, and partially eliminate Tenant's existing truck parking space. Exact location of new Exterior Premises shall be subject to Landlord's prior approval.
Exterior Premises. The term “Exterior Premises” shall mean all areas and facilities outside the Building, including, but not limited to driveways, loading and unloading areas, bathrooms, alleys, landscaping and grounds surrounding the Building, which are for the exclusive use by Landlord and Tenant, and their respective employees, suppliers, shippers, contractors, agents, invitees and customers. Landlord grants to Tenant and the foregoing related parties the exclusive right to use, in common with Landlord, in accordance with the terms of this Lease, including, without limitation, all Exhibits and Addenda. Landlord shall have the right to make changes to the Exterior Premises and/or to close any or all of the Exterior Premises, provided Tenant still has reasonable access to and use of the Building and the Exterior Premises. Further, Landlord shall have the right to change the boundaries of the Exterior Premises; use the Exterior Premises during repairs, alterations to or expansion of the Building; and perform any other acts within the Exterior Premises that Landlord reasonably deems appropriate, so long as the exercise of the foregoing rights does not unreasonably interfere with Tenant’s use of or access to the Premises and Exterior Premises. For the avoidance of doubt, nothing in this Paragraph 3(c) shall be deemed to limit Tenant’s rights to install in the Exterior Premises the Generator and Tenant’s Bloom Boxes pursuant to Paragraph 12 below. In addition, Tenant shall have the right, at Tenant’s cost, to install perimeter fencing around the Premises, and to install lift gates, guard shacks and cameras on the Exterior Premises so long as such installations are in compliance with applicable Legal Requirements, subject to Landlord’s approval, which shall not be unreasonably withheld, conditioned or delayed.

Examples of Exterior Premises include, but are not limited to, open porches, decks, patios, and balconies. Exterior Storage. Storage of raw materials, equipment parts, bulk commodities or any other items or materials used in business carried out on the premises.
Exterior Premises. All exterior Premises, including the abutting right-of-ways, lawn park areas, curbs and gutters, shall be maintained by the responsible person or tenant, where relevant, in accordance with this Section.
