Tenant’s Signage definition

Tenant’s Signage provided that, in each case, (i) the size, materials, design, and all other specifications of Tenant’s Signage will be subject to Landlord’s prior written consent, which consent shall not be unreasonably withheld or delayed; (ii) the method of attaching Tenant’s Signage to the monument or the Building, as applicable, shall be subject to Landlords’ prior written consent, which shall not be unreasonably withheld, and (iii) Tenant’s Signage shall at all times comply with all applicable Legal Requirements. Tenant shall be responsible for all costs incurred in connection with the design, construction, installation, maintenance and repair, compliance with laws, and removal of Tenant’s Signage. Tenant shall, at Tenant’s sole cost and expense, remove Tenant’s Signage promptly following the expiration or earlier termination of this Lease and shall restore the monument or the area of the Building to the condition it was in immediately prior to the installation of Tenant’s Signage. Tenant shall bear all costs and expenses of any repairs to the monument or the Building made necessary by the installation, maintenance or removal of Tenant’s Signage. During the Term, Landlord shall be responsible, at Landlord’s sole cost and expense (which may be included in Landlord’s Operating Expenses to the extent permitted herein), for ensuring that there are no buildings or trees located on land owned by Landlord that obstructs the view of Tenant’s Signage from Interstate 95. Landlord, at Tenant’s sole cost and expense, shall use reasonable and diligent efforts to obtain all applicable governmental approvals for Tenant’s Façade Signage as soon as reasonably possible after Landlord receives all information from Tenant that Landlord needs to complete any application from the applicable governmental authorities. In no event will Landlord be deemed to be in default of its obligations under this Lease, nor will Tenant have any termination rights or remedies if, after using commercially reasonable and diligent efforts, Landlord is unable to procure all necessary governmental approvals for Tenant’s Façade Signage.

Tenant’s Signage means Tenant’s depiction of one Permitted Name and/or related Permitted Logo (one sign only) in the elevator lobby of the Building serving Tenant’s Premises in the location indicated on Exhibit C.

  • The term “Alterations” shall not include: (i) any of Tenant’s Work approved by Landlord pursuant to Exhibit B, (ii) Tenant’s Signage (as further provided in Section 13), or (iii) the installation of shelves, movable partitions, or Tenant’s equipment and trade fixtures that may be installed and removed without damaging existing improvements or the structural integrity of the Premises.


More Definitions of Tenant’s Signage

Tenant’s Signage means that the Building Signage and the Monument Signage.
Tenant’s Signage means the "Building Signage" as that term is defined below; provided, however, Tenant's Signage is personal to Original Tenant and its Affiliates, is non-transferable, and is conditioned upon the Original Tenant and its Affiliates being in occupancy of at least sixty percent (60%) of the Premises. Tenant shall be entitled to install the following signage in connection with Tenant's lease of the Premises (collectively, the "BUILDING SIGNAGE"):
