Elevator Lobby. Ceiling: complete without damage, Wall: stone is free of scratch, breakage, stain and deformation, and it’s flat. Ground: stone is free of damage, stain and yellowing, and it’s flat. Various civil engineering supporting facilities are complete (such as laquered board).

Elevator Lobby. Landlord has agreed to install a new elevator lobby (the “Elevator Lobby Area”) in the eighth floor. As part of Tenant’s Initial Improvements, Tenant is installing ductwork in the ceiling above the area in which the Elevator Lobby Area is to be located. In addition, Tenant has agreed to relocate, at Tenant’s expense, a fire alarm conduit which runs through the Elevator Lobby Area, to another location on the eighth floor. Landlord shall substantially complete installation of the new Elevator Lobby Area within eight (8) weeks (which date may be extended for any period of a Force Majeure Event or Tenant Delay) after receipt of notice from Tenant that it has completed installation of the ductwork in the ceiling and relocated the fire alarm conduit. Landlord will reimburse Tenant the sum of $4,593.03, which represents one-half of the cost of moving the fire alarm conduit as needed in order to complete installation of the Elevator Lobby Area. Landlord will reimburse Tenant for this expenditure within fifteen (15) days of the date of this Second Amendment.
Elevator Lobby. So long as Tenant is leasing an entire floor of the Building, Tenant will be entitled to furnish the elevator lobby of such floor and to install such signs in said lobby as Landlord may approve in its reasonable discretion. If at any time Tenant is no longer leasing such entire floor of the Building, Tenant will immediately remove all furnishing and signs from the elevator lobby of such floor and restore the lobby area of the floor to its original condition before such sign was installed.
Elevator Lobby. Tenant shall pay (as set forth in Exhibit A) for modifications to the elevator lobby in that portion of the Premises located on the twelfth (12th) floor of the Building so as to (a) provide public access to the elevator running between the twelfth (12th) and thirteenth (13th) floors and (b) comply with all applicable Laws (collectively, the "Elevator Lobby Work", with such area being referred to herein as the "Elevator Lobby"). Elevator Lobby. Subject to the prior written approval of both Landlord and Sublandlord, in their respective sole and absolute discretion, Subtenant may utilize the elevator lobby of the Building on floor 2 as its reception area; provided, however, that such use shall not interfere with or otherwise disturb the access of other tenants in the Building to their respective leased premises or interrupt the business operations of other tenants in the Building.
Elevator Lobby. Tenant shall have the right, at Txxxxx’s sole cost and expense, to place and maintain a digital sign containing Tenant’s company name at the elevator lobby of each floor of the Building that is fully occupied by Tenant. Tenant, at its sole cost and expense, shall maintain, repair and replace such signage as necessary and shall remove any such signage (and repair any damage caused by the removal of same) upon expiration or earlier termination of the Lease.

To the extent directed in Tenant's Space Plan, Landlord shall delete the following items and share with Tenant credits resulting from deletion: Delete elevator lobby ceiling and lighting, Delete drywall furring at all concrete shear walls.
