Industrial Center definition

Industrial Center means the parcel and other real property described with precision in Exhibit A, as well as any property interest in the area of the streets bounding the parcel described in Exhibit A, and all other improvements on or appurtenances to said parcel or said streets, commonly known as 000-000 Xxxxxxx Xxx, South San Francisco, California.
Industrial Center means the portion owned by Lessor from time to time. Lessor reserves the right to sell or convey portions of the Industrial Center to third parties from time to time; whereupon Lessee's Share shall be adjusted proportionally. "Square Feet or Footage" means the number of ground floor and mezzanine rentable square feet of the premises, measured to the exterior of exterior walls or if applicable to the dripline of any overhang, and to the middle of common walls, as determined by Lessor and applied on a consistent basis throughout the Project in accordance with the Building Owners and Managers Association International standards (ANSI/BOMA Z65.1-1996).
Industrial Center. The Premises, the Building, the Common Areas, the land upon which the same are located, along with all other buildings and improvements currently thereon or thereunder, as shown on EXHIBIT A-1.

Examples of Industrial Center in a sentence

  • Lessee shall pay prior to delinquency all taxes assessed against and levied upon Lessee-Owned Alterations and Utility Installations, Trade Fixtures, furnishings, equipment and all personal property of Lessee contained in the Premises or stored within the Industrial Center.

  • Lessor shall not be liable for any damages arising from any act or neglect of any other lessee of Lessor nor from the failure by Lessor to enforce the provisions of any other lease in the Industrial Center.

  • Lessee shall not place any sign upon the exterior of the Premises or the Building, except that Lessee may, with Lessor's prior written consent, install (but not on the roof) such signs as are reasonably required to advertise Lessee's own business so long as such signs are in a location designated by Lessor and comply with Applicable Requirements and the signage criteria established for the Industrial Center by Lessor.

  • Lessee agrees that it will abide by, and keep and observe all reasonable rules and regulations ("Rules and Regulations") which Lessor may make from time to time for the management, safety, care, and cleanliness of the grounds, the parking and unloading of vehicles and the preservation of good order, as well as for the convenience of other occupants or tenants of the Building and the Industrial Center and their invitees.

  • Lessor shall not be responsible to Lessee for the non-compliance with said rules and regulations by other lessees of the Industrial Center.

  • Lessor hereby grants to Lessee, for the benefit of Lessee and its employees, suppliers, shippers, contractors, customers and invitees, during the term of this Lease, the non-exclusive right to use, in common with others entitled to such use, the Common Areas as they exist from time to time, subject to any rights, powers, and privileges reserved by Lessor under the terms hereof or under the terms of any rules and regulations or restrictions governing the use of the Industrial Center.

  • Lessee expressly waives the benefit of any statute now or hereafter in effect which would otherwise afford Lessee the right to make repairs at Lessor's expense or to terminate this Lease because of Lessor's failure to keep the Building, Industrial Center or Common Areas in good order, condition and repair.

  • Lessor shall pay the Real Property Taxes, as defined in Paragraph 10.2, applicable to the Industrial Center, and except as otherwise provided in Paragraph 10.3, any such amounts shall be included in the calculation of Common Area Operating Expenses in accordance with the provisions of Paragraph 4.2.
