Landlord and/or the owner of the Adjoining Premises shall have the right to relocate the Access Drive or to substitute therefor another access drive.
The Tenant is to pay all Outgoings in relation to the Premises and a proper proportion (to be determined by the Landlord or the Landlord’s Surveyor acting reasonably) of any Outgoings assessed in relation to the Premises any Adjoining Premises and/or the Railway Premises.
Adjoining Premises: any land, buildings or structures near or adjoining any of the Premises in or over which the Landlord or any other person owns an estate or interest from time to time.
The Tenant shall pay to the Landlord by way of additional rent a fair and proper proportion, to be determined by the Landlord, of all expenses incurred by or on behalf of the Landlord in respect of any facility, right or thing used in common between the Premises and any Adjoining Premises.
Subject to the rights granted to the Tenant and all other provisions of this Lease, the Landlord shall have the right at any time to carry out Works in or to or otherwise deal with or use any Adjoining Premises and/or the Railway Premises (whether for an estate in fee simple or for a term of years) as it may deem fit without obtaining any consent from or making any compensation to the Tenant.
