Conceptual Design Phase Services. Over a period of approximately eight (8) weeks (longer for renovations), DESIGN FIRM shall perform the following Design Services (To commence upon execution of this Agreement and receipt of first design fee payment, and DESIGN FIRM is to receive the second design fee payment prior to the Conceptual Design Meeting): Assess the current Project space, take measurements and photos, and document any items that will be staying. Design the ideal floor plan to ensure the best possible layout for the Project. Create inspiration board(s) to communicate what DESIGN FIRM envisions for the Project. Determine initial selections to confirm the design direction. Create an Exhibit B Investment Amount to capture the elements that will be needed to make the Project a reality, from furnishings to trades. Meeting preparation to communicate the design. Conduct “Trade Day” at CLIENT’s home. This is where DESIGN FIRM consults with its trades and vendors on site to review the Project concepts and take detailed measurements in order to receive accurate quotes. (It is imperative to be on site with the vendors to discuss obstacles and options at the outset). The above Conceptual Design Services will culminate in DESIGN FIRM presenting the following deliverables to the CLIENT at the Conceptual Design Meeting (To commence upon receipt of second design fee payment): Floor plan(s) Inspiration board(s) Limited initial selections Line-item Exhibit B Investment Amount (Budget) to be approved by CLIENT

Conceptual Design Phase Services. Architect will conduct the Conceptual Design analyses and tasks set out in Exhibit C and such other work as will define the scale and relationship of the Project components in a manner satisfactory to the Owner, assist the Owner and Construction Manager in preparing a preliminary Construction Budget, and prepare, for approval by the Owner and the Construction Manager, the Conceptual Design Documents.

This is where HOF consults with its trades and vendors on site to review the Project concepts and take detailed measurements in order to receive accurate quotes. (It is imperative to be on site with the vendors to discuss obstacles and options at the outset). The above Conceptual Design Services will culminate in HOF presenting the following deliverables to the CLIENT: ● Floor plan(s) ● Inspiration board(s) ● Limited Initial selections ● Exhibit B Investment to be approved by CLIENT Subject to a review and refinement process, consisting of one (1) revision during this phase, of the above deliverables, HOF and CLIENT will confirm the design direction, layout and Exhibit B Investment of the Project. The one (1) allowed revision will add time onto this phase depending on the scale of the revision.

  • Design Development Phase Services 3.3.1 Based on the Owner’s approval of the Schematic Design Documents, and on the Owner’s authorization of any adjustments in the Project requirements and the budget for the Cost of the Work, the Architect shall prepare Design Development Documents for the Owner’s approval. The Design Development Documents shall illustrate and describe the development of the approved Schematic Design Documents and shall consist of drawings and other documents including plans, sections, elevations, typical construction details, and diagrammatic layouts of building systems to fix and describe the size and character of the Project as to architectural, structural, mechanical and electrical systems, and other appropriate elements. The Design Development Documents shall also include outline specifications that identify major materials and systems and establish, in general, their quality levels.

  • Final Design Phase A. After acceptance by Owner of the Preliminary Design Phase documents, revised opinion of probable Construction Cost as determined in the Preliminary Design Phase, and/or any other Right of Way plan documents, subject to any Owner-directed modifications or changes in the scope, extent, character, or design requirements of or for the Project, and upon written authorization from Owner, Engineer shall:

  • Design Professional to Design Work The Design Professional Contract requires the Design Professional to design and to prepare the Contract Documents, a copy of which shall be furnished to the Contractor upon request. The Design Professional Contract requires the Design Professional to designate a readily accessible representative (either on Site or by computer, phone or fax or otherwise) who shall have authority promptly to render decisions and to furnish information required of the Design Professional.

  • Building Commissioning Services The Owner may provide as a part of its testing services the Building Commissioning services involving the project’s HVAC and exhaust systems, temperature control systems, fire detection and alarm systems, emergency power and lighting system, fire suppression system, security locks and security locking control systems, food service equipment (if applicable), and laundry equipment (if applicable). In the event the Using Agency’s Program specifies additional commissioning services, the Owner shall procure such services as well. The Owner, through its Executive Administrator, may engage an independent Commissioning Authority. It is the intent of this Article that the Commissioning Authority enforce the requirements mentioned herein and certify that the systems and equipment listed all function properly prior to the initiation of each final inspection.

  • SCOPE OF ARCHITECT’S BASIC SERVICES 3.1 The Architect’s Basic Services consist of those described in this Article 3 and include usual and customary structural, mechanical, and electrical engineering services. Services not set forth in this Article 3 are Supplemental or Additional Services.
