Current Demised Premises definition

Current Demised Premises means, at any given time, the Premises or the Phase(s), and the portion of the Premises corresponding to such Phase(s), of which Tenant has accepted delivery in accordance with Section 1.4. Exhibit C describes each of the nine (9) Phases of the Premises. The Phases are designated on Exhibit C as “Phase 1”, “Phase 2”, “Phase 3”, “Phase 4”, “Phase 5”,”Phase 6”, “Phase A”, “Phase B” and “Phase C”. Except as expressly set forth in Sections 1.2.2, 1.3 and 1.4, Landlord shall deliver each Phase of the Premises to Tenant in its then “as-is” condition without any representations or warranties regarding condition.
Current Demised Premises shall have the meaning set forth in Section 1.2.1.

Examples of Current Demised Premises in a sentence

  • All Additional Rent calculated based on the rentable square footage of the Premises shall be calculated based upon the rentable square footage of the Current Demised Premises for the period in which the invoice for such charges relate.

  • Subject to Landlord’s obligations under Section 1.2.2, Tenant will be responsible for obtaining and maintaining all permits required for the lease, operation and maintenance of the Current Demised Premises by Tenant.

  • Until Landlord delivers to Tenant the final Phase of the Premises, the calculation of Electrical Costs payable by Tenant will be based upon the electrical service consumed by Tenant in the Current Demised Premises.

  • Second Modification of Lease dated April 30, 1997 and Third Modification of Lease dated June 17, 2002 (hereinafter collectively referred to as the "Lease”) for a portion of the fifteenth (15th) floor (hereinafter referred to as the "Current Demised Premises") in the building known as 5▇▇ ▇▇▇▇▇ ▇▇▇▇▇▇, collectively known as S▇▇▇▇ ▇▇▇▇, ▇▇▇ ▇▇▇▇, ▇▇▇ ▇▇▇▇ ▇▇▇▇▇ (hereinafter referred to as the "Building").

  • Second Modification of Lease dated April 30, 1997 and Third Modification of Lease dated June 17, 2002 (hereinafter collectively referred to as the "Lease”) for a portion of the fifteenth (15th) floor (hereinafter referred to as the "Current Demised Premises") in the building known as ▇▇▇ ▇▇▇▇▇ ▇▇▇▇▇▇, collectively known as ▇▇▇▇▇ ▇▇▇▇, ▇▇▇ ▇▇▇▇, ▇▇▇ ▇▇▇▇ ▇▇▇▇▇ (hereinafter referred to as the "Building").

  • As of the Effective Date, the Demised Premises which ------------- currently are deemed to contain five thousand four hundred forty four (5,444) rentable square feet (the "Current Demised Premises") shall be increased by ninety one (91) rentable square feet (the "Additional Space") so that following said increase, the Demised Premises shall be deemed to contain five thousand five hundred thirty five (5,535) rentable square feet.

  • As of the Effective Date, the floor plan, showing the ---------- location of (i) the Additional Space, and (ii) the Current Demised Premises, attached hereto as Exhibit "A-2 ______, "and by this reference made a part hereof, shall replace Exhibit "A-1" to the Agreement.
