Annual Increase in Base Rent. There will be an increase in the Base Rent starting on the first anniversary of the first day of the calendar month immediately following the month containing the Commencement Date and each anniversary of such date during the Term thereafter, by a fractional amount equal to the excess, if any, of (i) the Consumer Price Index (as defined below) for November of the year in which the increase will become effective, over (ii) the Consumer Price Index for November of the year preceding the year in which the increase will be effective. “Consumer Price Index” shall mean the Consumer Price Index for Urban Wage Earners and Clerical Workers (CPI-W) as promulgated by the Bureau of Labor Statistics of the United States Department of Labor. If the Consumer Price Index goes down Base Rent will not change for that year.

Annual Increase in Base Rent. There will be an increase in the Base Rent starting on the first anniversary of this Lease. Base Rent specified in this Lease shall be increased by three percent (3.0%) each year of the Term. On each anniversary date of the Commencement Date, Base Rent for the upcoming year will be determined by multiplying the immediately preceding year’s Base Rent times one hundred three percent (103.0%).
Annual Increase in Base Rent. There will be an increase in the Base Rent starting on the first anniversary of the lease if the Consumer Price Index increases over the immediately preceding year. Base Rent specified in this lease shall be subject to increase in accordance with changes in the Consumer Price Index for Urban Wage Earners and Clerical Workers (CPI-W) as promulgated by the Bureau of Labor Statistics of the United States Department of Labor, using the year of the Commencement Date as a base of 100. On each anniversary date there will be a rent adjustment based on the percentage increase in the Consumer Price Index from the immediately preceding year. If the Consumer Price Index goes down the rent will not change for that year. Consumer Price Index increases will apply on the anniversary date of each year of the Commencement Date. The percentage increase in the Consumer Price Index will increase the Base Rent for that year.
Annual Increase in Base Rent. The Base Rent shall be increased annually by the “Escalation Factor” of THREE (3%) PERCENT, with the first such increase effective on the first day of the second Lease Year and thereafter on the first day of each subsequent Lease year. The annual increase shall be calculated by determining the Escalation Factor and adding it to the Base Rent for the Previous Lease Year. The sum shall be the Base Rent for the ensuing Lease Year.
Annual Increase in Base Rent. The base rent beginning on the first day of the second "Lease Year" (below defined) and continuing on the first day of each Lease Year thereafter (the "Adjustment Date") shall be subject to an annual increase of three percent (3%) above the Base Rent for the previous year and such annual increase shall be added to, and become part of, the Base Rent for the Lease Year commencing on such Adjustment Date and for each Lease Year thereafter. As used herein, the term "Lease Year" shall mean each consecutive twelve month period during the term of this Lease so that the first Lease Year shall begin on the first day of the first month following the Commencement Date of this Lease (unless the Commencement Date falls on the first day of the month in which case, the Commencement Date shall be the measuring date for each Lease Year), the second Lease Year shall begin on the first anniversary date of such first day of the first month following the Commencement Date (or the Commencement Date, as the case may be) and so on throughout the term of this Lease.
Annual Increase in Base Rent. The re-determined Base Rent effective each Rent Adjustment Date shall be the sum of the previous Base Rent plus an increase equal to the increase in the CPI (defined below) for the applicable period (defined below) or the affordable rent re-determined in accordance with section 6.2, except using the current Calculation Date (defined below), whichever is less, but in no event less than the previous Base Rent.

  • Base Rent 3.1 Beginning on the Rent Commencement Date, Tenant shall pay, without prior notice or demand, to Landlord or Landlord’s agent at the management office of the Project, or, at Landlord’s option, at such other place as Landlord may from time to time designate in advance and in writing, (i) by a check for currency which, at the time of payment, is legal tender for private or public debts in the United States of America, or (ii) if so elected by Tenant, by electronic funds transfer to the account of Landlord as provided to Tenant, base rent (“Base Rent”) as set forth in Section 4 of the Summary, payable in equal monthly installments as set forth in Section 4 of the Summary in advance on or before the first day of each and every calendar month during the Lease Term, without any setoff or deduction whatsoever. The Base Rent for the first full month of the Lease Term shall be paid at the time of Tenant’s execution of this Lease. If any Rent payment date (including the Rent Commencement Date) falls on a day of the month other than the first day of such month or if any payment of Rent is for a period which is shorter than one month, the Rent for any fractional month shall accrue on a daily basis for the period from the date such payment is due to the end of such calendar month or to the end of the Lease Term at a rate per day which is equal to 1/365 of the applicable annual Rent. All other payments or adjustments required to be made under the terms of this Lease that require proration on a time basis shall be prorated on the same basis. Base Rent and Additional Rent, as defined below, shall together be denominated “Rent.” Without limiting the foregoing, Tenant’s obligation to pay Rent shall not be discharged or otherwise affected by any law or regulation now or hereafter applicable to the Premises, or any other restriction on Tenant’s use, or (except as expressly provided herein) any casualty or taking, or any failure by Landlord to perform any covenant contained herein, or any other occurrence.

  • Annual Base Rent Section 5.1 Effective as of the Effective Date, the first sentence of Section 5.1 of the Lease shall be deemed modified and restated in its entirety as follows: "During the Initial Term Tenant agrees to pay to Landlord annual base rent for the Premises (the "ANNUAL BASE RENT") at the rate of Three Million Eight Hundred Thousand and 00/100 Dollars ($3,800,000.00) per annum (the "INITIAL ANNUAL BASE RENT AMOUNT"). Notwithstanding anything to the contrary in this Lease, if there shall be Net Distributable Cash for the Free Rent Period, but calculated for this purpose only without reference to any additional rent payable pursuant to this sentence, then Tenant shall pay an amount (such amount, the "FREE RENT MAKE-UP") equal to the lesser of (1) the amount of the $1,000,000 credit set forth above actually applied against Annual Base Rent as provided above, whether such application against Annual Base Rent was made during the Free Rent Period or subsequent thereto (i.e., if any portion of such credit is so applied after the Free Rent Period pursuant to either or both of the preceding clauses (a) and (b)) or (2)

  • Minimum Monthly Rent 3.1.1 Tenant agrees to pay to Landlord a Minimum Monthly Rent, initially in the amount set forth in the Basic Provisions, during each month of the Term of this Lease.
