The Base Building Operating Costs shall include the cost of providing the Standard Consumption Amount to the Premises and other premises in the Building during the Base Year, but not the cost of any excess electric current that may be used by Tenant or other tenants during the Base Year.
Landlord may make a good faith estimate of the Base Building Operating Costs to be due by Tenant for any calendar year or part thereof during the Term.
Thereafter, the monthly installments of Base Building Operating Costs payable by Tenant shall be appropriately adjusted in accordance with the estimations so that, by the end of the calendar year in question, Tenant shall have paid all of the Base Building Operating Costs as estimated by Landlord.
