Utilities and Janitorial. Landlord shall have no obligation to provide any utilities or services to the Premises other than the Building Services as provided above. Tenant shall be responsible to contract with and obtain directly from the utility provide, at its sole cost and expense, for any electricity, water and gas to the Premises which utilities are separately metered to the Premises or in the case of water, the Building Common Areas as well. In no event shall Tenant’s use of electric current ever exceed the capacity of the feeders to the Building or the risers or wiring installation of the Building, unless Tenant elects to increase that capacity. Landlord agrees to reasonably cooperate, at no cost to Landlord, with any Tenant election to increase the electrical service to the Building. Tenant shall obtain, at its sole cost and expense, its own janitorial and trash removal services for the Premises. Sewer s covered in the Real Property Taxes to be paid by Tenant as part of Expenses.

Utilities and Janitorial. Tenant shall continue to pay all Recognized Expenses and utility costs for the New Premises as per the Current Lease. Section 13 of the Seventh Amendment regarding janitorial services to Suite 200 shall not apply after the New Premises Commencement Date.

In no event shall Landlord be liable for any interruption or failure of any of these services for any cause, whether or not within Landlord's control or due to Landlord's act or neglect.

Utilities and Janitorial. Pursuant to Article 11(a) of the Original Lease, Tenant shall be obligated to pay for all electricity used in the Expansion Space. In addition, pursuant to Article 11(a) Tenant shall retain a bonded janitorial company to perform janitorial services in the Expansion Space at Tenant’s sole cost and expense.
Utilities and Janitorial. Lessee shall pay prior to delinquency throughout the term the cost of water, gas, heating, cooling, sewer, telephone, electricity, garbage, air conditioning and ventilation, janitorial service, and all other materials, utilities, and services supplied to the Premises. If any such services are not separately metered to Lessee, Lessee shall pay its proportionate share of all charges which are jointly metered, as reasonably determined by Lessor, and payment to be made by Lessee within fifteen (15) days of receipt of the statement for such charges.

Because there is not a separate electric meter in place for Premises, Sublessor may pass through a charge for Sublessee’s utilities based on Sublessee Pro Rata Share of the utility bills for the Building which is already included in the estimated Operating Expenses.
