UNIT CONDITION REPORT Clause Samples

The UNIT CONDITION REPORT clause establishes the requirement for documenting the physical state of a property or unit at a specific point, typically at the start of a lease or occupancy. This clause usually involves both parties inspecting the unit and recording any existing damages, defects, or issues, often using a standardized checklist or form. Its core practical function is to create an agreed-upon record that helps prevent disputes over responsibility for damages at the end of the tenancy, ensuring fairness and clarity for both parties.
UNIT CONDITION REPORT. All Residents must complete an item/unit condition report within 48 hours of occupancy. The Resident is also responsible for reporting any required repairs within 48 hours of occupancy using the online Work Order Repair Request Form through the StarRez Portal. In the event that a Resident fails to submit a report the premises shall be deemed to be in a state of immaculate condition. The item/unit condition report is kept on file by Student Housing & Residence Life for the purpose of comparison to the check-out inspections at the end of the Resident’s term. The Resident will be responsible for any changes or damages to the physical condition of the premises or residence property.
UNIT CONDITION REPORT. Within seven (7) days of the Tenant taking possession of the Premises, the Landlord and Tenant shall complete a Unit Condition Report detailing the condition of the Premises and the Landlord shall provide the Tenant with an online copy of the Unit Condition Report. At the expiration or earlier termination of this tenancy, the Landlord and the Tenant shall complete an additional Unit Condition Report on or within seven (7) days after the Tenant gives up possession, and such report shall be conclusive evidence of the state of the Premises at the expiration or termination of the Lease Agreement. An online copy of the additional Unit Condition Report shall be provided to the Tenant.
