Repairs and Maintenance by Lessee. (a) Lessee shall, at its sole cost and expense, at all times keep and maintain the Premises and every part thereof in neat, clean and good condition and repair, including, without limitation, the maintenance, replacement and repair of any doors, window casements, glazing, plumbing, pipes, electrical wiring and conduits, heating and air conditioning system. Lessee shall, upon the expiration or sooner termination of this Lease, surrender the Premises to Lessor in good condition, broom clean, ordinary wear and tear excepted.

Repairs and Maintenance by Lessee. Lessee shall be responsible for ---------------------------------- all maintenance of the Property during the term of this Lease. Lessee shall keep the Property in a neat, clean, sanitary condition, and shall keep the Property and all items used in connection with the operation of the Property in as good condition as was done by Lessor. Lessee's maintenance obligations shall include without limitation the structural and exterior components of the building, plumbing, electrical system, roof, swimming pool, etc. Wear and tear is to be offset by continuing improvements and additions to ________________________________________________________________________________ 7 Ridpath Lease-Option 10/7/97 the property as reasonable and necessary to keep the Property in a first-class hotel operation, to include appearance items, such as painting, landscaping, carpeting and the like. Repairs and Maintenance by Lessee. Except as provided herein to the contrary, Lessee covenants and agrees to keep and maintain in good order, condition and repair throughout the Term the Demised Premises and every part thereof, including, without limitation: Fixtures and equipment therein; the exterior and interior portions of all doors, windows and glass; electrical wiring and conduits; plumbing and sewage facilities within the Demised Premises, including free flow of sewer lines therein; fixtures, heating, air conditioning (including exterior mechanical equipment and electrical equipment); and interior walls, floors and ceilings, including compliance with applicable building codes relative to fire extinguishers. Any and all such repairs, alterations, replacements and modifications, ordinary and extraordinary, foreseen and unforeseen, shall be at Lessee's sole expense and shall be made using materials and labor of kind and quality equal to the original work. Lessee agrees to keep in force a standard maintenance agreement on all heating and air conditioning equipment and provide a copy of said maintenance agreement to the Lessor as provided in Exhibit "F", which maintenance agreement shall require a semiannual inspection of such equipment. Lessee further agrees to furnish Lessor semiannually with written certifications by the company performing said inspections that such equipment is in good repair. All parts of the interior of the Demised Premises shall be painted or otherwise decorated by the Lessee periodically. Lessee will surrender the Demised Premises at the expiration or earlier termination of this Lease in as good condition as when received, or in such better condition as the Demised Premises may be put during the Term, excepting only deterioration caused by ordinary wear and tear or fire and other casualty resulting in termination by Lessor as provided in Article VIII hereof.
Repairs and Maintenance by Lessee. Except as set forth in Paragraph ---------------------------------- 15, or as otherwise provided by Lessor in connection with its operation of the building of which the premises are a part, Lessee shall, at Lessee's cost, keep and maintain the demised premises and appurtenances and every part thereof, in good and sanitary order, condition and repair. Lessee further agrees that Sections 1940-1942 of the Civil Code of the State of California do not apply to this leasehold.

Lessee accepts the Demised Premises in the present condition as suitable for all purposes of this Lease, and Lessee, at its sole cost, risk, expense and liability, covenants and agrees to keep and maintain in good repair the Demised Premises and any improvements now or hereafter located thereon, in present condition and in compliance with all applicable governmental directions, codes, ordinances and regulations. Lessee covenants and agrees to return the Demised Premises to Lessor at the termination of Demised Term in same condition as exists at the commencement of Demised Term, reasonable wear and tear excepted, subject to the provisions of Article 15 hereof. Lessor shall not be obligated to make any repairs or replacements or maintain the Demised Premises or the improvements thereon during the Demised Term.
Repairs and Maintenance by Lessee. 4.01. Lessee shall, throughout the term of this lease and any extensions of that term, at its own expenses and right, maintain the order and condition, including but not limited to making all repairs and replacements necessary to keep the premises and improvements in such condition. All maintenance, repairs, and replacements required by this section must be performed promptly when required.

Repairs and Maintenance by Lessee. The Lessee agrees to keep and maintain the premises at its sole expense in a good state of condition and repair except those items referred to in Paragraph B below. The Lessee also agrees to maintain, repair and replace all fixtures pertaining to the heating, air conditioning, ventilating, electrical, plumbing, and sprinkler system (if any), on or within the demised premises, in good order and repair at its sole expense.
Repairs and Maintenance by Lessee. (a) Lessee shall at all times at its own expense keep and maintain the Leased Premises (including, but not limited to, all entrances and the inside and outside of all glass in the doors and windows and all partitions, doors, fixtures, signs, equipment and appurtenances thereof in good order and repair and in a neat, safe, clean and orderly condition, including, but not limited to, making all nonstructural ordinary and extraordinary, foreseen and unforeseen repairs and replacements to the Leased Premises, including, without limitation, repairs and replacements to the plumbing and sewage facilities within the Leased Premises or under the floor slab including free flow up to the main sewer line, electrical, heating ventilation and air conditioning systems and escalators and elevators, if any, and mechanical systems and installations therein, provided however that Lessee shall not be responsible for any repairs or defects caused by faulty construction by Lessor and Lessor agrees to repair or correct the same. Lessee shall not overload the electrical wiring serving the Leased Premises or within the leased Premises, and will install at its own expense but only after obtaining Lessor's written approval, which shall not be unreasonably withheld, any additional electrical wiring which may be required in connection with the Leased Premises.
Repairs and Maintenance by Lessee. Lessee, at its sole cost and expense, shall (i) take good care of the Demised Premises and maintain the same in a clean and orderly condition and (ii) make all non-structural, interior repairs to the Demised Premises.
