Payment of Rent and Other Charges. 4.1 Payment of rent and other charges is due weekly every Monday in advance. You must pay your rent and any other charges on time. If you prefer, you can pay monthly or at other intervals, as long as you pay in advance.

Any other charges or payments arising from legal proceedings in connection with this agreement will be deemed to be rent due in connection with this tenancy and may be added to the rent account for the property.

If Xxxxxx is temporarily unable to occupy any portion of the Premises for a period of time, then Lessee shall continue to pay rent, utilities, janitorial services and all other periodic payments required by this Lease, reduced by the proportionate reduction of interior space of the Premises. Rent is billed by the term and is charged from the day housing officially opens through the date of graduation. Students who are assigned during the first week after housing opens will pay the full semester rate. Rent will be prorated for those students assigned during the second and succeeding weeks after housing opens.

(a) In consideration for interchange of the Equipment from the Supplier, the User shall, as from the pick-up date, pay to the Supplier, as rent, the daily rate specified in Box 4, as well as any other charges which may be agreed upon and enumerated in Box 9. Through September 30, 2008, Tenant shall be responsible for the payment of all fixed rent, additional rent and electric charges due and payable under the Lease, including appropriate adjustments to real estate taxes and operating expenses as billed by the Landlord in accordance with the Lease. Notwithstanding the foregoing, Tenant agrees to pay and Landlord agrees to accept as full payment, satisfaction and accord of all outstanding liabilities and obligations under the Lease by Tenant through the Termination Date, a sum in the amount of Twelve Thousand Five Hundred Dollars ($12,500.00) in the form of a certified check or attorney escrow check only (the “Settlement Payment”). Furthermore, Tenant agrees that all monies currently held by Landlord as security under the Lease shall become property of Landlord and that Tenant shall have no claim against said funds for any reason.
