Payment of Monthly Base Rent. As Monthly Base Rent for the Premises, Tenant shall pay to Landlord, in advance on or before the first day of each calendar month during the term of this Lease, an amount equal to the "Monthly Base Rent" as defined in Section 3.2.
Payment of Monthly Base Rent. On each Payment Date, after giving full credit for all prepayments on account thereof pursuant to Section 4.12, the Lessee shall pay to the Lessor the Monthly Base Rent for such Payment Date for each Vehicle that was leased by the Lessee under this Agreement on any day during the Related Month.
Payment of Monthly Base Rent. Tenant shall pay the Monthly Base Rent in advance, on the first (1st) day of each calendar month during the Lease Term without notice, demand or setoff. The Monthly Base Rent for any partial month shall be paid in advance and prorated daily from such date to the first (1st) day of the next calendar month. The first (1st) payment of Monthly Base Rent shall be due and payable on or before the date of this Amendment. All Rent shall be made by direct deposit by Tenant of immediately available funds into a checking account established with a bank, savings bank or other depository institution designated by Landlord ("BANK") and controlled exclusively by Landlord entitled "Rent Collection Account" (or such other name as may be designated by Landlord) ("RENT COLLECTION ACCOUNT"). Landlord (or, at Landlord's option, Landlord's agent, if any), or such officers or other agents as may be designated by Landlord, shall be the sole signatory on the Rent Collection Account. All interest accrued in the Rent Collection Account shall belong to Landlord and shall not be credited to Tenant. No funds in the Rent Collection Account shall be subject to withdrawal by or for the benefit of Tenant. "RENT" shall mean and include all Monthly Base Rent, additional rent and other sums due hereunder.
Payment of Monthly Base Rent. Failure to pay any installment of Rent pursuant to Sections 3(i) through (iv) hereof within three (3) business days after notice from Landlord to Tenant that the installment was not paid when due;
Payment of Monthly Base Rent. Subtenant agrees to pay the Monthly Base Rent for the Premises on or before the first day of each calendar month. Subtenant shall pay Sublandlord Monthly Base Rent due for the sixth (6th) month of the Term plus the Security Deposit when Subtenant executes the Sublease. The Monthly Base Rent shall be paid to the Sublandlord at such place as Sublandlord may from time to time designate in writing.
Payment of Monthly Base Rent. Monthly Base Rent and Monthly Parking ---------------------------- Rent shall be payable monthly, in advance, on the first day of each calendar month during the Term, except that Monthly Base Rent for the first full calendar month of the Term for which Monthly Base Rent is due shall be paid concurrently with the execution of this Lease by Tenant. If the Term commences on a day other than the first day of a calendar month, then Monthly Base Rent for such month will be prorated on a per diem basis based on a thirty (30) day month and the excess of the installment or Monthly Base Rent paid concurrently with the execution of this Lease by Tenant over such prorated amount for the first calendar month of the Term shall be applied against Monthly Base Rent and Monthly Parking Rent for the first full calendar month of the Term.
Payment of Monthly Base Rent. Tenant shall pay Monthly Base Rent monthly, in advance, on the first day of each calendar month during the Lease Term, except that Monthly Base Rent for the first full calendar month of the Lease Term shall be paid concurrently with the execution of this Lease by Tenant. If Tenant is granted occupancy of the Premises and therefore the Lease Term commences on a day other than the first day of a calendar month,,then this Lease shall then be in full force and effect except that the Monthly Base Rent for such month shall be prorated on a per diem basis based on a thirty (30) day month and said prorated portion of Monthly Base Rent shall be paid by Tenant on the first day- of the next calendar month following the month in which such commencement occurs as Tenant's first scheduled Monthly Base Rent payment hereunder. If the Lease Term terminates on a day other than the last day of a calendar month, the Monthly Base Rent shall be prorated on a per diem basis as aforesaid, the excess of the installment of Monthly Base Rent paid concurrently with the execution of this Lease by Tenant over such prorated amount shall be refunded Tenant within sixty (60) days following the date of such termination.
Payment of Monthly Base Rent. The Monthly Base Rent shall be payable, without prior demand, in equal monthly installments in advance on the first day of each full calendar month during the Agreement term without deduction or offset or prior demand therefor. Monthly Base Rent shall be paid by check, or by electronic debit, or in a manner acceptable to the City's Finance Department. Monthly Base Rent shall be made payable to the City of Santa Xxxxxx and delivered to Landlord at: Airport Director Santa Xxxxxx Municipal Airport 3223 Xxxxxx Xxxxxxx Xxxx Xxxxx Xxxxx Xxxxxx, Xxxxxxxxxx 00000-0000 Any payment by Tenant and acceptance by Landlord of an amount less than what is outstanding on Tenant’s account shall be treated as a payment on the account. The acceptance by Landlord of a check for a lesser amount with an endorsement or statement thereon, or upon any letter accompanying such check, that such lesser amount is payment in full shall be given no effect, and Landlord may accept such check without prejudice to any other rights or remedies which Landlord may have against Tenant.
