The 'No Consent to Alterations or Particular Use' clause prohibits tenants or occupants from making changes to the property or using it for specific, non-permitted purposes without the landlord's explicit approval. No Consent to Alterations or Particular Use. Notwithstanding anything contained in the Sublease to the contrary, Landlord’s consent to the Sublease as contained in this Agreement shall not be deemed to be a consent to (i) any alteration or work of improvement that Tenant or Subtenant may desire or intend in the Sublet Premises, (ii) any use of hazardous, radioactive or toxic materials in or about the Sublet Premises, or (iii) any signage proposed to be installed for the benefit of Subtenant.

Notwithstanding anything contained in the Sublease to the contrary, Landlord’s consent to the Sublease as contained in this Agreement shall not be deemed to be a consent to (i) any alteration or work of improvement that Tenant or Subtenant may desire or intend in the Sublet Premises, except that Landlord hereby approves of the Sublessee Changes (as defined in the Sublease) pursuant to Paragraph 2.C of the Sublease and the restoration of such Sublessee Changes to the configuration shown on the Plans (as defined in the Sublease), (ii) any use of hazardous, radioactive or toxic materials in or about the Sublet Premises, except that Sublessee shall be permitted to use the Hazardous Materials identified on the Environmental Questionnaire attached as Exhibit D to the Sublease (as the same may be updated from time to time pursuant to Section 5.3 of the Lease), or (iii) any signage proposed to be installed for the benefit of Subtenant, except that Landlord agrees that, without reducing or diminishing Tenant’s right to install its name in such locations, Subtenant may have the rights described in Section 23.1(i)-(iii) of the Lease to install certain exterior signage (“Exterior Signage”), provided that such Exterior Signage shall be considered “Tenant Signage” under the Lease, such rights are within and not in addition to the existing rights provided to Tenant by Section 23.1(i)-(iii) of the Lease, and such Exterior Signage shall remain subject to Landlord’s approval rights (including with respect to the Sign Specifications defined in the Lease) in connection with Tenant Signage under Article 23 of the Lease.

Notwithstanding anything contained in the Sublease to the contrary, Landlord's consent to the Sublease as contained in this Agreement shall not be deemed to be a consent to (i) any alteration or work of improvement that Tenant or Subtenant may desire or intend in the Sublet Premises, except as set forth in the Workletter and this Section 4.8, (ii) any use of hazardous, radioactive or toxic materials in or about the Sublet Premises, except as expressly permitted in the Lease, including without limitation pursuant to Sections 13.1 and 13.6 of the Lease, or (iii) any signage proposed to be installed for the benefit of Subtenant, except as set forth in Section 4.10 below. Notwithstanding the foregoing, Subtenant shall not be required to obtain Landlord's consent for interior alterations costing less than One Hundred Thousand Dollars ($100,000.00) for any single project (i.e., any single item of alterations or set of related alterations in the Sublet Premises). Regardless of whether Landlord's consent would otherwise be required under the Sublease or this Agreement, Subtenant shall provide Landlord with prior written notice of any proposed alterations, additions or improvements having a cumulative estimated cost of more than Four Hundred Thousand Dollars ($400,000.00) in any twelve (12) month period. Notwithstanding any other provisions of this Section 4.8, under no circumstances shall Subtenant make any structural alterations or improvements, or any substantial changes to the roof or substantial equipment installations on the roof, or any substantial changes or alterations to building systems, without Landlord's prior written consent.

Notwithstanding anything contained in the Sublease to the contrary, Landlord’s consent to the Sublease as contained in this Agreement shall not be deemed to be a consent to (i) any alteration or work of improvement that Tenant or Subtenant may desire or intend in the Sublet Premises, (ii) any use of hazardous, radioactive or toxic materials in or about the Sublet Premises except those listed in Attachment D of the Sublease, [Note: Landlord must approve Attachment D to the Sublease prior to execution of this Consent] or (iii) any signage proposed to be installed for the benefit of Subtenant except that Landlord approves of the general location of Subtenant’s identification signage in the lobby of the 201 Building (“Lobby Signage”), provided that the Lobby Signage shall be considered “Tenant Signage” under the Lease and shall remain subject to Landlord’s approval rights (including with respect to the exact location within the lobby) with respect to Tenant Signage under Article 23 of the Lease.
