Legal Hypothecs. Tenant shall promptly pay all its contractors, suppliers and workmen for any work or services performed or materials supplied which might give rise to a legal hypothec or other encumbrance and shall ensure that no legal hypothec or other encumbrance is registered against the Premises and the Project or any part thereof or the Tenant’s interest in this Lease with regard to or arising from any work or services performed or goods or materials furnished to or for the benefit of the Tenant, or by reason of any other cause or matter attributable to the Tenant. Should a legal hypothec or other encumbrance be registered against the Premises and the Project or any part thereof or the Tenant’s interest in this Lease by reason of any cause or matter attributable to the Tenant, the Tenant shall obtain mainlevée, by bond or otherwise, of any legal hypothec or encumbrance against the Premises or against the Project within 15 days after its registration, at Tenant’s sole cost and shall otherwise keep the Premises and the Project free from any legal hypothec or encumbrance arising out of work or services performed, materials supplied or obligations incurred by Tenant. Should Tenant fail to obtain mainlevée, bond over, or post a letter of credit with Landlord with respect to any legal hypothec or encumbrance described herein, Landlord shall have the right, but not the obligation, to pay such claim and take such actions as it deems appropriate in order to cause the immediate discharge thereof (which payments and actions may, without limitation, include the payment of the amounts secured by such legal hypothec or Net Multi-Tenant Office/Laboratory 0000 Xxx XxxxXxxxx 000/enGene - Page 15 encumbrance into court or directly to the beneficiary of the legal hypothec or encumbrance) and the cost thereof shall be immediately due from Tenant as Additional Rent. If Tenant shall lease or finance the acquisition of equipment, furnishings, or other personal property of a removable nature utilized by Tenant in the operation of Tenant’s business, Tenant warrants that any registrations filed as a matter of public record by any lessor or creditor of Tenant will upon its face or by exhibit thereto indicate that such registration is applicable only to Tenant’s Personal Property located within the Premises. In no event shall the address of the Project be furnished on the registration without qualifying language as to applicability of the lien or hypothec only to Tenant’s Personal Property, ...

Legal Hypothecs. The Lessee shall promptly pay or cause to be paid all charges incurred by it or on its behalf for any work, materials or services which may give rise to a legal hypothec against any portion of the Building or Land and shall obtain from each architect, engineer, supplier of materials, contractor and subcontractor, prior to commencement of their respective work, a full and unconditional renunciation of its rights of legal hypothec, in form and substance satisfactory to the Lessor. Should said renunciations not be furnished to the Lessor prior to commencement of work, or should any such legal hypothec be registered, the Lessee shall deposit with the Lessor (without interest) an amount equal to one hundred and twenty-five percent (125%) of the claims secured thereby within ten (10) days after registration thereof, failing which, the Lessor, without in any way limiting its other rights and recourses, may order the immediate cessation of any work in the Premises, and/or cancel the present Lease, and/or obtain the radiation of such hypothec and be reimbursed by the Lessee on demand, as Additional Rent, an amount equal to the full cost of such radiation.
