Landlord's Right to Maintain or Repair. If, within ten days following occurrence, Tenant fails to repair or replace any damage to the Premises or Building caused by Tenant, its agents, employees or invitees, Landlord may, at its option, cause all required maintenance, repairs or replacements to be made. Tenant shall promptly pay Landlord all costs incurred in connection therewith plus interest thereon at the rate of the lesser of 15% per annum or the highest lawful rate under applicable law from the due date until paid.

Landlord's Right to Maintain or Repair. If within thirty (30) days following notice by Landlord, Tenant fails or refuses to perform any maintenance or repair to the Premises required of Tenant by virtue of the provisions of this Lease, or to repair or replace any damage to the Premises or Building caused by Tenant, its agents, employees, or invitees, Landlord may at its own option cause all required maintenance, repairs, or replacements to be made. Tenant shall pay Landlord, within ten (10) days following invoice therefore, all costs incurred, (plus an administrative fee of fifteen percent (15%) of such costs), plus interest on such amount at the rate of eighteen percent (18%) per annum from the date of expense until repaid. All amounts so owed shall be deemed additional rental due from Tenant hereunder and failure to pay same when due shall entitle Landlord to exercise all rights and remedies provided by this Lease, law and equity for nonpayment of rent.

Landlord's Right to Maintain or Repair. In the event that repairs required to be made by Tenant pursuant to this Lease become critical (i.e., pose an imminent threat of harm to persons or property) by reason of Tenant's failure to commence to repair or replace any damage to the Building, Common Area, Premises or Tenant's Property which is Tenant's obligation to perform, and diligently pursue timely completion of such repair and replacement, Landlord may with reasonable notice (but with no notice if an emergency or critical situation), at its option, perform Tenant's obligations and Tenant shall promptly pay Landlord all costs incurred in connection therewith plus interest thereon at the Interest Rate from the due date until paid.
