Tenant’s Share of Direct Expenses. Commencing on the 1st Floor Premises Commencement Date, and continuing throughout the 1st Floor Premises Term, Tenant shall be obligated to pay Tenant’s Share of the annual Direct Expenses attributable to the 1st Floor Premises (calculated on the rentable area of the 1st Floor Premises) which are in excess of the amount of Direct Expenses applicable to the Base Year in accordance with the terms of Article 4 of the Original Lease, as hereby amended. Tenant’s Share with respect to the 1st Floor Premises shall be 0.213%.

Tenant’s Share of Direct Expenses. Notwithstanding any provision to the contrary contained in the Lease, as hereby amended, prior to the 6350 Substitute Premises Commencement Date, Tenant shall continue to pay Direct Expenses for the 6290 Premises in accordance with the terms of Article 4 of the Office Lease. Commencing on the 6350 Substitute Premises Commencement Date, and continuing through the Lease Expiration Date, Tenant shall pay to Landlord Direct Expenses for the 6350 Substitute Premises in accordance with the terms of Article 4 of the Office Lease (i.e., on a "triple-net" basis); provided, however, Tenant's Share shall be one hundred percent (100%) of the 6350 Building.

Tenant’s Share of Direct Expenses. Effective as of June 1, 2008, with respect to the entire Premises (i.e., the Existing Premises and the 7th Amendment Expansion Premises) Tenant shall continue to pay Tenant’s Share of Direct Expenses in accordance with the terms of the Lease, provided that with regard to Direct Expenses arising or accruing on or after June 1, 2008, Tenant’s Share shall equal 5.0555%.

Tenant’s Share of Direct Expenses. Tenant shall pay as rent in addition to the Annual Basic Rent a portion of the Direct Expenses, as hereinafter defined, in the manner set forth in this Paragraph 6, provided, however, that Landlord agrees to limit increases to five (5) percent per year for those direct expenses within the direct control of Landlord. All payments made under this provision shall be deemed a part of rent and shall be paid concurrently with regular monthly installments of Annual Basic Rent, and shall be paid in the manner and at the place designated for payment of Annual Basic Rent in Paragraph 4(a) above. If the Term of this Lease commences or ends on a day other than the first day of a calendar month, then the amount to be paid under this Paragraph 6 for the month during which the Term commences or ends (as the case may be) shall be prorated in the same manner as the monthly installments of Annual Basic Rent as set forth in Paragraph 4(a).
